MG Developer, the most active developer in Coral Gables, hosted a panel including some of South Florida’s top luxury realtors, alongside moderator, Chiquinquira Delgado, actress and TV host, to discuss their experiences and strategies in South Florida’s hot and rapidly changing real estate market.

The panel included, Karen Elmir, CEO of The Elmir Group, Angel Nicolas, Founder and Principal Agent of The Nicolas Group at Compass and Oscar Teran, Principal of The Oscar Teran Group.

Panelists shared their insight and experiences about how the real estate market has evolved within their agencies, in addition to some of the strategic tactics they use to overcome some of the challenges from the pandemic, hike in interest rates, the war in Ukraine, the current economy, as well as how it affected South Florida. Including the pandemic-fueled growth and need for real estate and the insatiable demand within the destination.

“This is a new Miami,” said Elmir “There are major companies coming in from New York that are looking for homes for their employees that are driving demand and absorbing new construction. In the past two years alone, neighborhoods like the Miami Design District have been transformed by people that have literally come from all over the world.”

Panelists also revealed that some of the most attractive investments in Miami today are Airbnb’s, spec homes in good locations as well as affordable multifamily buildings.

Miami continues to be a major draw for sophisticated audiences across states like New York, Chicago, and California because it does not have a state income tax, there are far lower Covid restrictions, Miami has warm weather all year round, it has a great cultural, culinary and art scene. And now, it also has a booming “tech industry”.

“People are not looking at South Florida to be in the party scene, they are coming to Miami to raise their families and they’re moving to Coral Gables, Coconut Grove, Pinecrest and South Miami,” said Nicolas.

One of the most expansive and exclusive enclaves to be built in the City Beautiful hosts ribbon cutting event for its sales gallery with Mayor Lago, key dignitaries, and partners  

MG Developer announces the grand opening of its showroom for their newest and most exclusive project, “Gables Village,” a 48-residence collection inspired by the province of Seville, Spain. The intimate ribbon cutting ceremony was attended by Mayor Vince Lago, and several City commissioners, LESTE, VYV, Linkvest Capital, ONE Capital, investors for the development, as well as One Sotheby’s, the exclusive broker, for Gables Village.  

MG Developer created a sophisticated Seville-themed ambiance for the event and featured Spanish traditions including a cigar-maker, and entertainment while serving Cava and fine Spanish wines, decadent delicacies, and desserts, for all the notable guests to enjoy the official opening celebrations of the new Gables Village gallery, which is located on Ponce de Leon Boulevard. MG Developer, Coral Gables’ most active developer of luxurious residences in the City Beautiful, announces the acquisition of a parcel of land at 33 Alhambra in Coral Gables’ Northside entrance, to build a new mixed-use apartment community named Alhambra Parc, with 33-units and retail on the ground floor. This acquisition was made in partnership with VYV, a real estate development group with headquarters in Peru, that also partnered with MG Developer to build Gables Village.

Metro Parc will be a 10-story residential apartment rental building with 560-units

 

Led by Alirio Torrealba, MG Developer, known as Coral Gables most active developer, held its first groundbreaking in the City of Progress for the construction of a 10-story apartment rental building in Hialeah, named Metro Parc. This groundbreaking event also marks the company’s launch of its new multifamily residential division of rental buildings, which is in a long-term partnership with Baron property Group, a New York based development company led by Matthew Baron, that has more than a decade of experience in the multifamily housing. There are more rental communities planned in this partnership.

Metro Parc will be a 3.26-acre project that will consist of two, mixed-use tower buildings that will feature 560-units of rental apartments comprised of studios, one-bedroom/one bath, and two bedroom/ two bath ranging from 500 square feet to 1000 square feet.
