Firm CEO Jaime Sturgis and John Brewer secure first tenant at major development in booming Fort Lauderdale neighborhood

 

FORT LAUDERDALE, FL – Jan. 23, 2020 – Native Realty, the pioneering Fort Lauderdale-based real estate firm led by Founder and CEO Jaime Sturgis, finalized a lease for popular restaurant Mitch’s Westside Bagels to open a new location at Flagler Village development Motif. Sturgis and the firm’s John Brewer arranged the transaction.

 

A longtime staple for deli enthusiasts in Weston, Mitch’s is set to open a 2,000-square-foot restaurant on the ground floor of Motif. ArchCo Residential and Bluerock Real Estate Holdings are building Motif at 500 N. Andrews Ave. The site of the 385-apartment project with nearly 25,000 square feet of retail and restaurant space spans a full block from North Andrews Avenue to Northeast First Avenue and from Northeast Sixth to Fifth streets.

 

Native is exclusively marketing the retail and restaurant space at Motif.

 

Financial terms of the Mitch’s lease were not disclosed.

 

A traditional New York-style deli owned by Mitch Shidolfsky, Mitch’s is known for its fresh bagels made on site, homemade salads, smoked fish shipped from Brooklyn and more.

 

“Mitch’s is sure to have a big following among residents of Motif and others who live, work and spend time in Flagler Village,” Sturgis said. “We are excited to secure this lease with the restaurant and look forward to announcing additional tenants at Motif soon.”

 

The North Phase of Motif is scheduled to be completed in January 2020, with the South Phase to follow in April 2020. Motif’s design includes a paseo that will connect North Andrews Avenue to Northeast First Avenue and double as an entertainment venue, with market stalls, outdoor restaurant seating, a 7,396-square-foot public plaza and courtyard.

 

Motif is an example of how prominent developers and investors who historically would have hired large national real estate brokerages to market their commercial projects are increasingly turning to Native in the Flagler Village area.

 

The latest transaction keeps the momentum going from a historic year for Native and Sturgis. The year began with the January 2019 milestone sales of The Hive and Flagler Uptown in Flagler Village, which set neighborhood records on both a price per building square foot and land square foot basis and was the culmination of Sturgis’ multi-year efforts successfully curating the properties with a vibrant mix of tenants.

 

On Oct. 30 in Miami, Sturgis was honored by Urban Land Institute (ULI) Southeast Florida/Caribbean as the 2019 Young Leader of the Year. Native Realty is involved with about 10 Opportunity Zone sites in the city, including The Six13

 

FORT LAUDERDALE, FL – Aug. 21, 2019 – Jaime Sturgis, Founder and CEO of pioneering commercial real estate firm Native Realty, is increasingly being called on to market properties and new developments located in Qualified Opportunity Zones within Fort Lauderdale’s Flagler Village, 13th Street and Sistrunk Boulevard neighborhoods. In the latest example, Affiliated Development has retained Native to exclusively market The Six13, the first vertical project rising in newly renovated Sistrunk.

 

The Six13 – named after its 613 NW Third Ave. address – has generated significant attention due to the project’s location within an Opportunity Zone and the attainable rent structure proposed for the 142 apartments. Sturgis is marketing the ground-floor restaurant space, which includes 3,424 square feet of interior space and 576 square feet of outdoor seating. Affiliated is scheduled to complete the project in June 2020.

 

Including The Six13, Native is working with owners and developers of about 10 Opportunity Zone sites in Fort Lauderdale’s emerging urban neighborhoods.

FORT LAUDERDALE, FL – May 22, 2019 – Jaime Sturgis, Founder and CEO of Fort Lauderdale commercial real estate firm Native Realty, continues to be the go-to broker for developers and investors seeking to curate their Flagler Village projects with an exciting mix of retailers and restaurants. In the latest example, ArchCo Residential and Bluerock Real Estate Holdings have retained Sturgis to exclusively market the retail and restaurant space at their significant Motif development in the neighborhood.

 

Motif, which was formerly known as ArchCo Metropolitan, is a 385-apartment project under construction at 500 N. Andrews Ave. Sturgis is marketing 12,888 square feet of retail and 10,152 square feet of restaurant space on the ground floor of the development. The site spans a full block from North Andrews Avenue to Northeast First Avenue and from Northeast Sixth to Fifth streets.

Jaime Sturgis-led Fort Lauderdale commercial firm continues to add talented professionals to growing team

Ross oversaw dozens of store managers and employees and had a pivotal role in the operations, budgeting and talent acquisition at the ALDI locations in his district. Prior to ALDI, Ross worked in sales at Norwegian Cruise Line for more than two years.

Jaime Sturgis-led firm sets total sale price and price per door milestones with sale of Airbnb rental property

 

FORT LAUDERDALE, FL – May 31, 2018 – Native Realty, the pioneering Fort Lauderdale commercial real estate firm led by Jaime Sturgis, has closed the record-breaking sale of an Airbnb rental property in the city’s popular Victoria Park neighborhood.

 

The firm’s Sara Dorfman, a multifamily specialist, was the exclusive listing agent for the 4-unit building located at 808-812 NE 16th Terrace. Grandeview LLC sold the property to TransAmerica Group, Inc. The transaction closed on May 23.

 

At $1.65 million, the sale price is Victoria Park’s highest since at least 2006, according to Multiple Listing Service data. The $412,500 price per door – or unit – is the most expensive in the history of the neighborhood.

 

The 4,514-square-foot building includes a single-family residence plus in-law suite, a triplex, swimming pool and 10 off-street parking spaces.

Constructed in 1954, the building recently underwent extensive interior renovations to all of the units. The seller operated the property as an Airbnb rental, and the buyer plans to continue doing so.

 

Located immediately east of Fort Lauderdale’s burgeoning Flagler Village neighborhood and near downtown Fort Lauderdale, Victoria Park is increasingly gaining appeal for its small-town charm while being close to the city’s urban core. Sara Dorfman, Amanda Roy bring diverse experience to Fort Lauderdale commercial real estate firm
