LIVEbe, a premier apartment developer and operator dedicated to delivering distinct apartment homes within connected communities, today announced that all four LIVEbe-managed apartment communities have been recognized with 2021 SatisFacts Resident Satisfaction Awards.

2Hopkins (Baltimore), The Remy (Lanham, Md.), Glen Oaks (Greenbelt, Md.) and The Bowen (Bowie, Md.) each won individual community awards, with 2Hopkins leading the way with a 4.75 rating on a 5-point scale. The Remy (4.59), Glen Oaks (4.62) and The Bowen (4.71) also well surpassed the 4.0-point threshold needed to qualify for a Resident Satisfaction award, based on a minimum of 25 surveys.

By virtue of the success of the individual communities, LIVEbe, the multifamily division of Berman Enterprises, also earned a national SatisFacts Resident Satisfaction Award. The company averaged a stellar 4.65 on surveys across the portfolio, based on a minimum of 100 surveys. Additionally, 2Hopkins, The Remy and Glen Oaks received an ApartmentRatings Top Rating Award for scoring an A-minus or better on at least five reviews in 2021.

“We’ve never wavered on the idea that if you take care of your associates, they will subsequently take care of your residents,” said Elaine De Lude, vice president of LIVEbe. “While these awards reflect our wonderful team, we’re extremely grateful for the feedback of our cherished residents, as well. While only 25 surveys are needed to qualify at each community, we received a total of 1,427 completed surveys from the four, and we genuinely use the feedback to further cultivate the resident experience.”

LIVEbe recently added a fifth community, The Remy Phase II, which began leasing earlier this year.

2Hopkins and The Remy are LIVEbe developments that have consistently generated high resident satisfaction levels since their inception. 2Hopkins is a luxury high-rise in Downtown Baltimore that includes 183 apartment homes and a refined package of amenities. 2Hopkins began leasing in 2017 and was the first apartment in the U.S. to implement refrigerated lockers from Smiota, Inc.

The Remy sits in the Harkins District of Prince George’s County and features 278 homes. The midrise community, which also opened in 2017, will be closely connected to its new phase. Residents of each community have access to the well-crafted amenity spaces at each building.

Glen Oaks was acquired in 2014 and offers quick access to nature trails and the Capital Beltway. The community features 463 homes and is notable for its spacious layouts and innovative floor plans.

The Bowen boasts a stellar location near Bowie Town Center and is situated approximately halfway between Baltimore and Washington, D.C. Berman Enterprises acquired the community in 2014, and LIVEbe took over management responsibilities in 2018.

“We are proud of our teams at all four of these communities,” said Jennifer Rucker, vice president of operations for LIVEbe. “Each team has worked diligently to create a quintessential LIVEbe living experience in a distinct location. We strive for consistency, and nothing underscores it more than having each of your communities recognized for premier levels of resident satisfaction. While we’re grateful for the awards, we’ll continue to strive to be even better.”

LIVEbe, a premier apartment developer and operator,  announced today that move-ins at The Remy Phase II, an amenity-driven apartment community in the Harkins District of Prince George’s County, are starting. The community, which complements the original phase of The Remy, started preleasing in November and residents began moving in earlier this month.

The Remy Phase II features 268 apartment homes and is the long-anticipated supplement to the highly regarded original phase, which began leasing in 2017 and has been recognized with a bevy of service-related awards.

“As we’ve said from the moment Phase II became a reality, the one-of-a-kind characteristics that make The Remy unique will now become two,” said Jaymie Martin, senior community director for LIVEbe. “We look forward to welcoming our new residents while continuing to offer the quintessential living experience of the original phase, including cutting-edge resident events, smart-infused homes and common areas, refined amenity spaces and best-in-class service levels overall. We are delighted to open our doors to this beautiful new building.”

Located at 7700 Harkins Road, The Remy Phase II features a collection of lifestyle-enhancing amenities similar to its predecessor, and residents from each community will have access to both amenity spaces. One primary difference is that Phase II will be a pet-free building, allowing LIVEbe to cater to both the pet owning demographic—the original phase allows them—and those who wish to live in a pet-free environment. Residents of Phase II will also enjoy a regular calendar of wide-ranging community events.

“The amazing resident events are part of what makes The Remy a wonderful place to live,” said Kim Dulic, a longtime resident of The Remy. “The team is extremely creative with their ideas, from virtual paint-and-sip parties during lockdown to summer barbecues by pool when things started to reopen. The events are extremely entertaining and always help residents connect on a greater level, both with each other and with the LIVEbe team.”

The Remy communities enable a commuter-friendly resident experience with immediate access to the New Carrollton Station, which provides access to Baltimore, Washington, D.C., New York City and Philadelphia via Amtrak and Metrorail. The community offers shuttle service to the station. The nearby MARC train offers an additional transit option, and key Baltimore/D.C. thoroughfare Interstate 95/495 is a short drive from the community.

The Remy Phase II consists of studio, one- and two-bedroom homes with various layouts and an average square footage of more than 750. Community amenities include a resort-style saltwater pool and sundeck, rooftop lounge, two courtyards, outdoor fitness equipment, grilling stations, clubrooms and game rooms, billiards and foosball tables, movie screening room, Smiota package lockers, refrigerated lockers and resident lounge areas throughout the common areas. The community also caters to the ever-increasing remote worker with teleworking spaces and a conference room. The amenities complement those of the original phase, which include a rooftop lounge, hydrotherapeutic saltwater pool, gamers gallery and telecommuting spaces.

Apartment interiors at The Remy Phase II emanate an abundance of natural light due to the size and scope of the interior windows. Homes are equipped with luxury engineered plank flooring, stone tile bathrooms, in-home washers and dryers, keyless entry and chef-inspired kitchens with custom cabinetry, quartz countertops and stainless steel appliances.

LIVEbe, a premier apartment developer and operator, today announced that The Remy, a 278-unit midrise apartment community in the Harkins District of Prince George’s County, was recently honored with a slew of 2021 awards from the Property Management Association.

The Remy, which began leasing in 2017 and recently began preleasing on a second phase, won the Property Management Association’s 2021 Pace Award for Best in Show for market-rate communities in the $1,700 to $1,799 rent tier. The community was also recognized with four marketing and advertising excellence (MAE) awards.

Additionally, Fran Bennett, senior community director at LIVEbe's Glen Oaks community in Greenbelt, Md., won the Making A Difference award for her extensive community service efforts. Dennis Swaim, maintenance supervisor at The Bowen (Bowie, Md.), was named Maintenance Supervisor of the Year. Resident survey feedback has indicated that the prompt maintenance service from The Bowen team has been a deterministic factor in the decision to renew leases.

“This is yet another example of our stellar team—our Ambassadors as we like to refer to them—going above and beyond and genuinely making a difference for our wonderful residents,” said Elaine De Lude, vice president of LIVEbe. “We are humbled by the recognition and will continue to strive for even higher service levels in an effort to make The Remy and our other communities best-in-class options in their respective markets. It all starts with our people and these awards are truly a testament to them”

LIVEbe, which recently celebrated its five-year anniversary, was prominently recognized in the marketing and advertising excellence categories after an active year. The company’s MAE Awards included an Amenity award for The Remy R Crafts (in which LIVEbe created craft rooms for residents on several floors); a Marketing Campaign award for The Remy Rebranding Campaign; a Pandemic Response Award for the The Remy Work It Challenge; and a Promotional Item award for the community’s Wednesday Wine Down Grab’n Go Giveaway.

“With many residents still tethered to their homes more than usual, we had to continue to be creative in providing social outlets and other resident-facing initiatives,” De Lude said. “As such, we created a new position last year to facilitate all our resident events and elevate the resident experiences at our communities. Our team of ambassadors was amazing in curating a one-of-a-kind resident experience while also continuing to foster a unique team-centric vibe that fostered collaboration and a unique work environment.”

Positioned at 7730 Harkins Road, The Remy features a rooftop lounge, hydrotherapeutic saltwater pool, gamer’s gallery and telecommuting spaces among its exclusive package of amenities. The community won a Delta Associates Excellence Award in the category of Best Lease-Up Pace for a Suburban Maryland Apartment Community in 2018.

The Remy Phase II will offer a similarly contemporary array of amenities, including a resort-style saltwater pool and sundeck, rooftop lounge, two courtyards, outdoor fitness equipment, Smiota package lockers, refrigerated lockers and resident lounge areas throughout the common areas. Residents of each community will have access to two of everything, including two pools, two fitness center and two rooftop lounges.

LIVEbe, a premier apartment developer and operator, today announced the start of leasing at The Remy Phase II, a contemporary apartment community in the Harkins District of Prince George’s County.

The community, which will feature 268 apartment homes, joins the award-winning original phase of The Remy, which began leasing in 2017. Like its predecessor, The Remy Phase II will offer a uniquely cultivated array of lifestyle-enhancing amenities and meticulously crafted home features.

“Another aspect the communities will share is the trademark service levels from our LIVEbe ambassadors,” said Elaine De Lude, vice president of LIVEbe. “One of the prime differentiators of the original phase has been the exemplary service and attention to detail of our team members. That won’t change with Phase II. We look forward to building on the success of the initial phase and offering our residents the same vibrancy in the beautiful new buildings. A one-of-a-kind community is now two.”

LIVEbe’s focus on creating a unique culture has led to several SatisFacts Resident Satisfaction awards across the portfolio, as The Remy regularly generates top-notch ratings from its residents. While Phase II will feature similar amenity spaces, it will be distinctive in that it will be a pet-free building.

“We love our furry friends and understand the importance of offering a pet-friendly experience for our residents,” De Lude said. “But we also understand that not all residents want to live alongside pets, which create a different type of experience. We are striking the balance here, as pet owners can continue to enjoy the Fritz Hansel-approved pet spa and spacious dog run at the original phase, while others can enjoy a pet-free atmosphere in Phase II.”

Situated at 7700 Harkins Road, The Remy Phase II offers immediate access to the New Carrollton Station, which provides access to Baltimore, Washington, D.C., New York and Philadelphia via Amtrak and Metrorail. The MARC train, Amtrak and key commuter vessel Interstate 95/495 are all easily accessible from the community, as well.

The Remy Phase II will offer studio, one- and two bedroom homes with various layouts and an average square footage of 753. Community amenities include a resort-style saltwater pool and sundeck, rooftop lounge, two courtyards, outdoor fitness equipment, grilling stations, clubrooms and game rooms, billiards and foosball tables, movie screening room, Smiota package lockers, refrigerated lockers and resident lounge areas throughout the common areas. The community also features teleworking spaces, a conference room and will offer shuttle service to the New Carrollton Metro. Residents in each community will have access to the amenity areas in each phase.

Apartment interiors at The Remy Phase II will emit an abundance of natural light due to the size and scope of the interior windows. Home will be delivered with luxury engineered plank flooring, stone tile bathrooms, in-home washers and dryers, keyless entry and chef-inspired kitchens with custom cabinetry, quartz countertops and stainless steel appliances.

The original phase of The Remy, which features a rooftop lounge, hydrotherapeutic saltwater pool, gamers gallery and telecommuting spaces among its exclusive offerings of amenities, won a Delta Associates Excellence Award in the category of Best Lease-Up Pace for a Suburban Maryland Apartment Community in 2018.

LIVEbe, a premier apartment developer and operator, today announced it has received four Marketing and Advertising Excellence (MAE) Awards and three individual Leasing Professional Awards from the Property Management Association for 2018.

The MAE Awards recognize several of LIVEbe’s creative marketing and social media campaigns. Three LIVEbe team members, meanwhile, received honors for scoring better than 90 percent on mystery shops. The company affectionately refers to its employees as Ambassadors.

“These awards are true validation of our Ambassadors tireless efforts to break the multifamily mold in creative ways, and we’re honored to receive them,” said Elaine De Lude, vice president of LIVEbe. “The campaigns have been inspired and imaginative and the service levels at our communities have been transcendent, and we believe we will push the envelope even farther in 2019.”

The MAE Awards, first revealed last month, recognized LIVEbe’s Dream Careers campaign, the company’s promotional video for Baltimore development 2Hopkins, its Matterport virtual-experience tour on the website of New Carrolton-based development The Remy, and it’s Find Your Oasis social media campaign. Of note, the Dream Careers campaign, designed to attract motivated individuals with creative problem-solving skills and a passion for creating connected communities, was featured in UNITS Magazine in August.

Individual Leasing Professional Awards went to Jahneliz Miller of The Bowen (based in Bowie, Md.), and Mark James and Debra White of Glen Oaks, based in Greenbelt, Md. The trio’s mystery shopping scores were the glitziest among several high-performing associates.

“While Jahneliz, Mark and Debra deserve a multitude of credit, they’ll be the first to tell you that the entire contingent of Ambassadors at each site has genuinely created a unique living experience at each community,” said Jennifer Rucker, vice president of operations for LIVEbe. “That being said, they should be as proud of their outstanding individual achievement as we are of them. And this gives us a lofty benchmark for 2019.”

LIVEbe also was recently honored with numerous SatisFacts Resident Satisfaction awards, both for individual communities and for the company as a whole. In late 2018, Rucker was named the John M. Gallagher, CPM Property Management Professional of the Year by the Property Management Association.

In addition, LIVEbe developments 2Hopkins and The Remy reached lease-up within a year, and The Remy earned a Delta Associates Excellence Award for Best Lease-Up Pace for a Suburban Maryland Apartment Community.

LIVEbe, a premier apartment developer and operator, today announced that Jennifer Rucker, vice president of operations, has been named the John M. Gallagher, CPM Property Management Professional of the Year by the Property Management Association.

Rucker will be honored Thursday night at the PMA Past Presidents’ Award Banquet at the Bethesda Marriott. The PMA will also announce that LIVEbe Vice President Elaine De Lude has been named to the board as the organization’s secretary/treasurer.

“It is humbling to receive such a prestigious honor, but this is truly a ‘team’ award,” said Rucker, who will be featured in an upcoming PMA bulletin. “We’ve always prescribed to the idea that if you take care of your team members, they will take care of you. LIVEbe is a testament to that notion, as our onsite ambassadors have been amazing and empowered us to reach truly transcendent service levels.”

LIVEbe recently was honored with numerous 2017 SatisFacts Resident Satisfaction awards, both for individual communities and for the company as a whole. LIVEbe developments 2Hopkins (Baltimore) and The Remy (New Carrollton) reached lease-up within a year, and The Remy earned a Delta Associates Excellence Award for Best Lease-Up Pace for a Suburban Maryland Apartment Community.

In her role, Rucker is responsible for property management operations, revenue and expense management, asset preservation and recruiting in the Baltimore and Washington, D.C. metropolitan markets. The Highpoint University graduate has more than 20 years of property management experience and previously held roles at ROSS Companies, LCOR, The Mark Winkler Companies and Charles E. Smith Residential.

“Jennifer has been a longtime supporter of PMA and views this honor as an opportunity to provide career development for our ambassadors at all of our communities,” De Lude said. “LIVEbe and Berman Enterprises are proud of her well-deserved accomplishment and know how gracious she is to receive it.”

De Lude is a longtime PMA participant and has received the organization’s Vision Award, the Carole Worley Distinguished Service Awards and several MAE Awards. Another multifamily veteran who previously served as the chief marketing officer for ROSS Companies, De Lude has facilitated training programs for PMA Associates and a speaker at national industry events. She holds a Masters of Business Administration from the University of Maryland.

“The PMA is a great platform for multifamily professionals to get involved in the industry and give back to the community,” De Lude said. “The organization has a number of resources that provide learning, leadership and networking opportunities, including a community service committee. The PMA has played a pivotal role in successfully advancing the careers of hundreds of associates, and I’m honored to have this opportunity to serve on the board as secretary and treasurer.”
