National Multifamily Housing Council Releases 2024 List of Nation’s Top 50 Owners, Managers, Top 25 Builders, Developers, and Top 10 Syndicators

RangeWater Real Estate, a fully integrated rental housing company with assets across the Sun Belt and Mountain West, earned national recognition this week on the National Multifamily Housing Council’s 2024 NMHC 50. This annual ranking highlights the nation’s largest apartment owners, managers, developers, builders, and syndicators.  RangeWater is #14 in the ranking of the largest apartment managers in the country, with 91,478 apartments and build-to-rent homes.  In 2023, RangeWater was awarded over 200 communities or 39,337 apartments, bringing the firm’s portfolio to nearly 100,000 apartments under management today.

“We’re extremely honored to make the list as one of the top rental housing firms nationally,” said Andrew Wittgen, Executive Managing Director of Property Management for RangeWater Real Estate. “Our development and property management teams bring RangeWater’s innovative, forward-thinking, and experience-first approach to each business partnership and successfully allow us to serve thousands of residents daily.”

The Atlanta-based firm’s entrepreneurial spirit and focus on collaboration have led to the development and acquisition of nearly 35,000 rental housing units since its inception in 2006, representing more than $6.6 billion in total capitalization. With offices in Atlanta, Dallas, Denver, and Tampa, RangeWater targets high job growth markets with demand for new housing.

This year marks the 35th edition of the NMHC Top 50 lists. Apartment owners, managers and syndicators are ranked based on their portfolio holdings (either owned or managed) as of January 1, 2024, while developers and builders are ranked based on the number of units started in 2023.  For more details about the NMHC 50, visit nmhc.org/50.

RangeWater and ParkProperty Capital Elevate Historic Capitol View Neighborhood

with The Vivian Along the Atlanta BeltLine Westside Trail

RangeWater Real Estate, a leading rental housing real estate company, in collaboration with equity partner, ParkProperty Capital, is proud to announce that The Vivian, a premier 325-unit apartment community located along the Atlanta BeltLine, won the 2024 Chronicle’s Best in Atlanta Real Estate award in the category ‘Best in Residential.’  The Best in Atlanta Real Estate Awards is an annual celebration of the city's top real estate deals and developments.

The Vivian is situated in the heart of the Historic Capitol View Neighborhood, and it represents the neighborhood's first new market-rate apartment offering in recent memory. This development is a testament to the continued growth and transformation of the Atlanta BeltLine's Westside Trail, which is revitalizing in-town neighborhoods, fostering mobility, and creating economic opportunities while promoting sustainability.

This development marks RangeWater's third project along this renowned trail, which is part of one of the nation's most expansive urban redevelopment initiatives, and represents ParkProperty Capital's second investment in Atlanta.

“We are thrilled to have been recognized by the Atlanta Business Chronicle with this honor,” said Brian Oates, Executive Managing Director of Development at RangeWater Real Estate.  He highlighted the significance of the neighborhood's first new market-rate development, stating, "As the demand for BeltLine units continues to soar, we remain dedicated to contributing to Atlanta's most comprehensive revitalization effort to date.”

Located at 1246 Allene Ave. S.W., The Vivian offers a mix of studios, one- and two-bedroom apartments, with rents ranging from $1,406 to $1,930 per month. Fifteen percent of the units are priced at attainable rents, in accordance with the City of Atlanta's specifications for new BeltLine projects.

Brendan Whalen, Managing Director of ParkProperty Capital, added, "Our partnership with RangeWater has been instrumental in driving this project's success, and we look forward to further contributing to Atlanta's growth and transformation."

The Vivian's architectural design pays homage to the area's history, reflecting the industrial style of the former Exide Technologies battery plant site. Designed by Dwell Design Studio, with strong community support, the development seamlessly combines contemporary aesthetics with historical charm. The interior designer, Krywicki, has created an inviting atmosphere by infusing bold statement pieces, mixed materials, and unique patterns.

Residents of The Vivian enjoy three convenient BeltLine access points, along with a host of amenities that enhance their living experience, including a hotel-inspired clubhouse, a private dog park, a luxurious resort-style swimming pool, and the on-site coffee shop, Black Coffee Westside.

To align with its BeltLine location, The Vivian has established an artist-in-residence program that emphasizes an active lifestyle combined with gardening and edible landscaping to benefit the local Westside community and connect residents with sustainable resources. This program enables the creation of meaningful art that enriches the resident experience at The Vivian.

Mia McKinney, Development Manager at RangeWater Real Estate, emphasized, "The Vivian stands as a powerful addition to our portfolio, seamlessly complementing our other RangeWater developments along the BeltLine corridor. We are excited to contribute to this transformative vision in a community ripe for new development."

The Vivian is RangeWater's third ground-up project along the BeltLine, and its first along the Westside Trail. The others include Maverick, an apartment and townhome project at 72 Milton, and Skylark, located at 1099 Boulevard S.E. in Chosewood Park, both contributing to the flourishing Southside trail in Atlanta.

RangeWater Real Estate and Nippon Steel Kowa Real Estate (NSKRE) advised by Metzler Real Estate have acquired an expansive upscale garden apartment community in the dynamic Suwanee submarket of Northeast Atlanta.

The joint venture purchased Provenza at Old Peachtree, which will be renamed Echo Ridge Suwanee, located at 1460 Distribution Drive in Suwanee. The acquisition is part of the rental housing industry leader RangeWater’s strategy to continue meeting housing demand by purchasing communities in desirable neighborhoods across the Sun Belt.

“This is our second acquisition in partnership with NSKRE and we are excited to continue expanding our portfolio in burgeoning Gwinnett County, one of the fastest growing and most diverse counties in the state of Georgia,” said RangeWater’s President and CEO Steven Shores. “This location is a fantastic addition to our local portfolio of communities.  We look forward to enhancing the intrinsic value of the Provenza at Old Peachtree community and enriching the lives of our residents who will call Echo Ridge Suwanee home.”

Residents will enjoy proximity to top-tier public schools, upscale shopping destinations at the nearby Gas South District and Simon-owned Sugarloaf Mills mall, cultural venues such as the recently expanded and refreshed Gas South Arena and convention center, a wealth of recreational activities and golf clubs, and convenient access to both I-85 and GA-316. Regarded as one of the Southeast’s leading high-tech hubs, Gwinnett County is also a leading research and development destination for medical device makers and auto firms, as well as home to nearly 25,000 businesses and more than 400,000 employees.

“Our acquisitions team puts extensive research into each acquisition, making sure it is the right fit for RangeWater’s portfolio through careful consideration of market conditions, population growth, proximity to employment hubs, and more,” added Jay Lively, Acquisitions Director at RangeWater Real Estate. “Particularly known for its exceptional demographics, school system, and standard of living, there’s no doubt that Echo Ridge Suwanee represents a unique investment opportunity in one of Atlanta’s most prosperous and sought-after suburban locations.”

Echo Ridge Suwanee features a wide range of amenities that include poolside grilling stations, an outdoor patio with fireplace, a state-of-the-art fitness center, a stylish residents’ clubroom and catering kitchen, car care center, and a business center with a private meeting space. The property also features a serene community pond with walking trails. As a pet-friendly community, RangeWater is contemplating adding a dog park and pet spa to round out the property’s many sought-after amenities desired by today’s tenants.

Inside, the apartments, which were built in 2013, feature thoughtful, high-end finishes throughout the one-, two-, and three-bedroom residences. The expansive floorplans include separate dining and living areas; gourmet kitchens featuring granite countertops, stainless steel appliances, and oversized pantries; spacious bathrooms with soaking tubs; outdoor balconies in all homes; and storage. RangeWater will invest in improvements to the residence interiors so the property can maintain a competitive advantage amongst surrounding communities in Suwanee.
