M&B Dental Associates, P.A. signs long-term lease with option to purchase at luxury mixed-use building in Coral Gables

CORAL GABLES, Fla. – (June 17, 2021) – Merrick Manor, the luxury mixed-use building developed by the Henry Torres-led Astor Companies, secured a new tenant for its expanding Health and Beauty Corridor. M&B Dental Associates, P.A. signed a 10-year lease for space on the ground floor of Merrick Manor.

The latest transaction includes an option for M&B, which is led by renowned aesthetic dentist and decorated U.S. Navy veteran Dr. Ivan Mendoza, to purchase the 1,669-square-foot space at Merrick Manor. ONE Sotheby’s International Realty Global Commercial Director Manny Chamizo III, the exclusive sales representative for Merrick Manor’s 20,000 square feet of prime ground-floor commercial space, brokered the deal.

When M&B exercises its option during the second year of the lease, the purchase price would be $1.75 million. It is expected to open the Merrick Manor location in March 2022.

“Merrick Manor continues to attract significant interest from a dynamic mix of high-end and service-oriented retailers,” Chamizo said. “M&B Dental Associates, P.A. will be yet one more added benefit for residents of Merrick Manor and the broader Merrick Park neighborhood.”

The building’s Health and Beauty Corridor also includes Anaïs Nails & Spa, Body Details, Elegance Beauty Salon, Sweat 440 and Trésor.

Merrick Manor is quickly running out of available commercial space.

A lease for the last remaining 4,488-square-foot space with over 1,800 square feet of covered terrace is being negotiated.

Merrick Manor also sold a pair of retail condominiums in April 2021. A Mexican investor acquired a 1,130-square-foot space occupied by Anaïs for $1.05 million, while a South American investor purchased a 1,115-square-foot space occupied by Elegance for $1.03 million
