With 100,000 units under the expanding multifamily and build-to-rent platform, RangeWater Real Estate’s property management team adds senior leader

RangeWater Real Estate, a fully integrated rental housing company with assets across the Sun Belt and Mountain West, announces the addition of Goldie Bartlett to the firm’s property management team as new Senior Managing Director of Property Management for the Southeast.  With over 100,000 units across the portfolio, the firm’s commitment to strategic growth remains evident with this key new hire to the leadership team.

In her new role, Bartlett oversees and supports all aspects of property operations in the Southeast region, including Georgia, Alabama, South Carolina, North Carolina, and Virginia. Her responsibilities focus on maximizing the value of each asset through a collaborative, process-driven, and performance-centric approach.

Prior to joining RangeWater, Bartlett held the position of Senior Vice President of Operations at Wood Partners, a vertically integrated national real estate development and property management firm. During her twelve-year tenure as a founding member of its management division, she was instrumental in the management company's growth to its current 25,000+ units under management.  Bartlett's responsibilities included overseeing operations for the Eastern half of the firm’s national portfolio, generating revenue exceeding $10M annually for the company. Through strategic and thoughtful management strategies, she led teams to successfully execute over 100 lease-ups through stabilization and disposition and to maximize the NOI of assets in the stabilized and value-add asset life cycles.

Throughout her twenty-two-year career in property management, Bartlett has held leadership roles with several notable organizations, including Greystar Real Estate Services and Camden Property Trust. She has led operations in highly competitive markets spanning across the Sun Belt, Mid-Atlantic, and Northeast regions. Prior to starting her career in property management, Bartlett had a twelve-year career in retail management, holding various leadership roles for national retailers.

RangeWater Real Estate’s philanthropic arm awards Entryway $45,000 to be used toward workforce development programs, skills training, and job placement for individuals at risk of experiencing homelessness.

RangeWater Impact Foundation, the 501(c)(3) volunteer-based and employee-led philanthropic organization of RangeWater Real Estate, announces its five-star alliance partnership with Entryway (formerly Shelters to Shutters). The nationally recognized non-profit Entryway offers a hand up to economic self-sufficiency by providing career training, employment, and housing in partnership with real estate operators.

RangeWater Real Estate - a fully integrated rental housing company with assets across the Sun Belt and Mountain West – established the RangeWater Impact Foundation in 2020 to strengthen neighborhoods with community-centered contributions and initiatives. The partnership opportunity with Entryway was elevated to the foundation by way of three RangeWater team members who serve on the non-profit’s advisory boards: Executive Managing Director of Property Management Sherry Freitas, Managing Director of Business Development Bobbie Norris, and Managing Director of Experience Tiffanie Dowd.

In addition to the service commitments of Freitas, Norris and Dowd, the RangeWater Impact Foundation awarded $45,000 to financially support Entryway’s mission to guide individuals and families out of situational homelessness through full-time employment, housing, and career training programs. In addition, RangeWater Residential, the property management division of RangeWater Real Estate, has signed on to provide select Entryway participants with career and housing opportunities.

Stacy was referred to Entryway through its partnership with NCIA, a vocational training program. He joined Entryway in March with his EPA Universal Certification and was eager to start his career in the real estate industry. Stacy is looking forward to working hard and making a career out of this opportunity that RangeWater and Entryway have partnered to provide.

As of July 2023, the Entryway program has impacted over 550 individuals.

RangeWater claimed the #12 spot on the largest managers in the country with 97,072 apartments and build-to-rent homes and ranked #24 among top developers with 2,774 units started in 2022.

RangeWater’s continued investment in its property management new business team has contributed to these recent milestone rankings. Bobbie Norris was promoted to Managing Director of Business Development in May of last year, and Danielle Koontz joined the team two months later as Senior Director of Business Development to oversee growth in the Southwest.

Furthering its commitment to strategic growth and product type diversification, RangeWater recently promoted Patrick Burke to Senior Managing Director of Property Management, Build-to-Rent. In this role, Burke oversees RangeWater’s national BTR platform including not only the firm’s owned portfolio under the Storia brand, but also all third-party management assignments.

Since first launching its BTR division in 2020, single-family neighborhoods now represent 23 percent of RangeWater’s overall management portfolio unit count, with conventional multifamily making up the rest. Additionally, over 30 clients have awarded the firm more than 169 BTR assets representing 23,004 homes nationwide to date.

With 37 projects in the pipeline, RangeWater’s in-house design team continues to grow; now offering interior design services as a third-party provider

RangeWater Real Estate, a fully integrated rental housing company with assets across the Sun Belt and Mountain West, announces the addition of Kori Korczyk to the company’s design team as the firm’s director of design. As RangeWater continues to expand its geographic footprint, the company’s design services are available to its clients currently under management.

“Kori brings her distinctive design talent and commitment to RangeWater’s design team,” says Sherry Freitas, Executive Managing Director of Property Management for RangeWater Real Estate. “As we continue to grow our firm’s in-house interior design offering, we’re excited to have Kori join our team of visionary designers who continue to elevate and bring forward-thinking design ideas to our communities.”

Korczyk’s primary responsibilities are managing the interior design team and developing marketing strategies for the team, meeting with clients, giving direction to staff, and monitoring the progress of projects and plans. In addition, she’ll contribute to multiple projects, touch all aspects of the design and renovation, and interface with the senior director and project manager daily; oversee the design work of others to ensure integrated and cohesive design, supervise the preparation of drawings for all project phases, and ensure guidelines, quality control, standards, and details.

Before joining RangeWater, Korczyk managed large-scale, multifaceted, long-term projects from inception to completion/installation, adhering to deadlines and communicating with team members, clients, and vendors at CID Design Group.  As a project manager/senior interior designer at CID, she oversaw the following RangeWater communities which included 51 Oldham in Nashville, Tennessee; Fox Iron Works in Denver, Colorado; and The Flats at West Broad Village in Glen Allen, Virginia.

“I’m delighted to be joining RangeWater’s interior design department, where I can play an integral role in helping clients bring their vision to life,” said Korczyk. “The design team’s collaboration and willingness to welcome out-of-the-box ideas is what drew me to join this amazing organization.”

Korczyk was instrumental in the branding and creative design for RangeWater’s Fox Iron Works, the 386-unit apartment community which pays homage to the former Central Denver Ironworks. With a focus on connectivity, Fox Iron Works is directly adjacent to the light rail station and only one stop from downtown. In line with the transit focus, the apartment community features a transit room displaying the train and bus schedules, designated spaces for Uber and Lyft to help facilitate ridership, and ample bike storage to take advantage of the access to the bike path adjacent to the rail line.  The community will feature a mix of studio, one- and two-bedroom apartments, with the first units expected to be delivered in November 2023.

Korczyk received her Bachelor of Science in Interior Design from West Virginia University and has studied abroad at the American Intercontinental University in London.  Among Korczyk’s awards include the National Association of Home Builders 2022 for Best Sales/Leasing of NOVEL Edgehill and the National Association of Home Builders 2021 for Best Communities Amenities of NOVEL West Nashville communities.

Minton will lead the fast-growing rental housing firm’s talent acquisition and

employee engagement as RangeWater expands its geographic footprint

RangeWater Real Estate, a fully integrated rental housing company with assets across the Sun Belt and Mountain West, welcomes its first-ever Chief People Officer, Franco Minton. Minton brings over two decades of human capital resourcing and development experience across multiple industries to the RangeWater team.

In his new role, Minton will build processes that support RangeWater’s strategic growth, overseeing important human resources initiatives such as talent acquisition and management, employee engagement, DE&I initiatives, and leadership development across all business platforms to realize the firm’s business objectives and drive performance.

He previously served as the Senior Vice President of Human Resource Strategy & Consulting with Wellstar Health Systems, one of the largest healthcare systems in Georgia and held similar roles at Truist/SunTrust and Fifth Third Bank.
