JACKSONVILLE, Fla. – LandSouth Construction, an award-winning Jacksonville, Fla. based general contractor specializing in multifamily, senior living and mixed-use development, has announced the expansion of its corporate headquarters.

The additional 5,000 square feet of workspace will add 21 offices and 10 cubicles. The firm just broke ground on the significant addition to the westside of the current HQ building at 4233 Pablo Professional Court and will be completed by September 2019.

LandSouth has grown more than 35 percent in the last three years. The key to their expansion and continuing growth in the multifamily and senior living markets is a two-decade reputation for client satisfaction.

“This addition will allow us to grow into the office and bring every headquarters’ team member under one roof which will increase collaboration and communication so we can better serve our clients,” noted LandSouth Construction President and CEO, James Pyle.

LandSouth Construction is currently working on apartments, senior living and mixed-use developments throughout the Southeast including Charlotte, N.C., North Augusta, Charleston and Indian Land, S.C., Gainesville, Ga., Boca Raton, Tampa, Bradenton, Sarasota, Gainesville, Kissimmee, Jacksonville, ChampionsGate, Port St. Lucie, Melbourne, DeBary, Riverview and Orlando, Fla., Chattanooga, Tenn., and senior living developments in New Port Richey, Melbourne and Ponte Vedra, Fla.

Two of LandSouth’s signature projects include Olea at Viera, a new active adult project open to 55+ residents in fast-growing Melbourne, Fla. and Newport Tampa, an example of a wraparound garage style multifamily project. Projects like Newport Tampa are gaining popularity due to the smaller footprint they can utilize in urban areas. They do however, provide an added challenge by consisting of only one building rather than a more traditional multifamily project that consists of many buildings.  Moving residents into a wraparound garage style development in phases requires expert planning and scheduling.

“Our reputation has positioned us as leaders in the multifamily industry and has carried over into the senior living market. In 2017, our senior living portfolio had grown enough to warrant creating a new division within LandSouth, solely dedicated to our senior living clients,” said Joe Passkiewicz, Senior Vice President, Development.

Named one of the nation’s Top 25 apartment builders by the National Multifamily Housing Council,  a Fastest Growing Company in Florida by the Business Journals and a Best Place to Work by the Jacksonville Business Journal, LandSouth Construction has completed more than 18,000 multifamily units, including apartments, senior living residences, condominiums, and townhomes since 1998.

“Unlike other general contractors, we specialize in only multifamily and senior living construction. This allows us to understand the nuances of these very specialized and unique projects,” said Paul Saks, Director of Development, Senior Living Division. “Our team of experts have a keen eye for potential challenges and work closely with our clients to identify these issues before breaking ground.”

LandSouth’s corporate culture has aided in the expansion and growth.

“Due to our exponential growth, we have been required to evolve and adapt. While rapid growth is exciting, it comes with its own hurdles. Fortunately, our team stands firmly behind our core values and have remained committed and supportive. We have been able to attract and retain some of the very best talent in the industry due to our exceptional company culture,” added Pyle.

LandSouth plans to welcome at least 20 new hires in 2019. The most needed positions will center around our project manager, project superintendent, assistant project superintendent and project estimator roles. To support the forecasted hiring, LandSouth has brought on Amy Vincent, an Internal Recruiter, to source potential candidates and find the right fit for each role.

LandSouth’s growth has also presented new opportunities for current and future employees, allowing for bigger and better personal and professional development. That combined with maintaining LandSouth’s small, family-like culture has helped with employee recruitment and retention during this time of growth.
