Engrain, the market leader in interactive mapping and data visualization software for the built environment, today announced that LCP Media, a national visual media technology company, has integrated with SightMap to give property leasing teams a simple and automated way to create, manage and promote unit-level virtual tours within the TourBuilder platform.

Now, shooting onsite tours and adding new digital content to SightMap and TourBuilder is easier than ever. With the TourBuilder Go mobile app and the included 360 Ricoh camera from LCP Media, onsite teams can shoot a virtual tour of any unit and automatically add the tour to their interactive SightMap. Engrain and LCP Media are advancing their open technology strategy and leveraging APIs to create a seamless process for customers. Users simply select the unit from a map in TourBuilder to add and update virtual tours. TourBuilder tours will be automatically added to the property SightMap and available for use in APIs, drastically decreasing the administrative burden for marketing teams.

SightMap, the industry’s leading interactive property map available on more than 200 website providers, is also featured within the TourBuilder virtual tour platform to visually showcase the new unit-level tours. TourBuilder is the rental industry's new, agile hub for creation, organization, storage, management and performance-tracking of digital and visual marketing assets - from one unit to an entire community.

“We’re excited about incorporating our maps within TourBuilder and creating a much simpler process for our mutual customers,” said Brent Steiner, founder and CEO at Engrain. “Maps improve the overall customer experience and will help property teams understand which virtual tours they have completed and work to create a tour for each unit in a more strategic and efficient way.”

Today’s prospects want to see the exact unit they are renting. Combining Engrain’s SightMap, already integrated with real-time availability and rich digital content, with an immersive TourBuilder walkthrough brings each unit to life and provides prospects with the online experience they expect and the context they need to make a decision.

"TourBuilder Go is the next level of innovation from LCP Media,” said Wojciech Kalembasa, CEO of LCP Media. “We built this technology from the ground up to fill the need of multifamily prospects so they can walk through and experience the actual unit they're interested in leasing. The result is an increase in lead-to-lease conversion and a decrease in the time to lease up a vacant unit, saving valuable resources for onsite team members. Seamless integrations with partners like Engrain make it easy for our customers to put their virtual tour content in their marketing channels.”

Engrain, the market leader in interactive touring, mapping and data visualization software for the built environment, today announced a partnership with Real Estate Business Analytics (REBA) to integrate Unit Map into REBA’s business intelligence platform.

The Unit Map integration allows REBA BI clients to spatially visualize current and historical property data at the most granular level and gain the contextual insights that are not available using a traditional spreadsheet or chart view. Data visualization elevates the power of property data by allowing asset managers and operations professionals to make quicker, more confident business decisions with visual insights that provide a deeper understanding of property performance.

“We’re excited the REBA team has partnered with us to incorporate Unit Map into their robust analytics platform,” said Brent Steiner, founder and CEO of Engrain. “REBA BI empowers clients to make quick data-driven decisions. Layering map visualization over REBA’s expansive data sets will provide an impactful way for users to identify trends, patterns and outliers in their data.”

REBA BI dashboard users will be able to visualize both current and historical data using both 2D, 3D and geospatial models of their physical assets. Integrating maps makes it easier to understand where something is geographically appealing or unappealing about an area, side or particular floor within a community. Teams can quickly spot trends, reasons for high-turnover units and gain clarity around unit-specific nuances that may impact leasing and NOI.

“Location matters and not all units are created equal, despite being labeled in a transaction report as having identical features,” said Donald Davidoff, CEO and co-founder of REBA. “Combining Engrain’s Unit Map with REBA’s robust data warehouse provides the visual context needed to offer a complete picture of property performance, and we are thrilled to extend much more powerful and actionable data to our clients."

Unit Maps are available to any REBA BI client at no cost. They can either request their existing map be shared with REBA, or they can request a new map directly from Engrain.  Operators will have access to a standard Unit Map that is suitable for all property types, and have the option to incorporate additional map styles, including floor plate, stack and elevation views.

Engrain, the market leader in interactive touring, mapping and data visualization software for the built environment, today announced it will be strategically expanding its senior living product line and building a designated team to directly support the company’s growth within senior living communities.

Engrain will tailor its TouchTour offering to meet the specific needs of touring and marketing in senior housing. Engrain SightMap, an interactive property map, and Asset Intelligence, a map-based business intelligence product, will also be refreshed to align to workflows in senior living leasing, management and operations.

“Engrain is committed to meeting the needs of the growing senior housing market,” said Brent Steiner, founder and chief executive officer of Engrain. “Our pricing and CRM integrations allow clients to use our products seamlessly during their tours, providing not only the visual insight and content a prospect needs to understand a community, but to facilitate more efficient reservations and census management.”

Engrain has built a seasoned and dedicated team specifically to oversee its senior living product line and support its growing presence within the sector. The team will work directly with senior living owners, operators and other industry leaders and technology partners to push innovation and further enhance the customer experience. TouchTour features that will specifically cater to the senior living leasing experience include flexible pricing models, bidirectional CRM integrations, expanded support of multimedia content and virtual tours and flexible interactive mapping solutions to allow residents to reserve their specific home.

The senior living industry has drastically transformed in the past decade, as functional spaces have been replaced with lifestyle-enhancing amenities and increasing features that cater to comfort. Active Adult communities, those for individuals age 55 or older, have become more common and often offer posh spaces that rival those of Class A and market-rate communities.

“Engrain understands the unique and complex needs of this market and is well positioned to expand our footprint,” Steiner said. “We look forward to helping providers of this increasingly relevant market better meet the needs of their prospect base and offer them an intuitive, flexible and safe experience for any level of care.”

SmartRent, a provider of smart home automation for property owners, managers, developers, homebuilders and residents, today announced it has launched an exclusive integration with map visualization technology leader Engrain, to optimize SmartRent’s new parking management solution, Alloy Parking.

Through cutting-edge technology, Alloy Parking centralizes parking management into a single dashboard to alleviate the cumbersome parking issues faced by multifamily communities while offering an opportunity to increase revenue. Parking sensors identify and track vehicles on-site and provide real-time occupancy data, violation alerts and trend reporting. The exclusive integration with Engrain’s interactive parking map further empower property managers to validate and enforce parking as well as better manage resident and guest parking.

“We are incredibly excited about the ability of Engrain’s map visualization technology to amplify multiple SmartRent solutions, and enable our clients to enhance both the resident and prospect experience,” said Mitch Karren, Chief Product Officer of SmartRent. “The context of location is an important element, and significantly improves parking management capabilities. We’re honored to partner with a progressive company like Engrain to take this product to the next level.”

Integrating Engrain into Alloy Parking was a natural progression for the companies after the successful integration of Engrain’s interactive SightMap platform into SmartRent’s self-guided touring solution.

Prospects can pinpoint their precise location within a community, as well as locate their targeted homes, amenities and property features. Prospects can click on an amenity marker to view amenity images or gain additional information about the space. Maps are viewable by floor, and can pinpoint the prospect’s position on the map. It also provides oversight of prospect activity while on unaccompanied tours.

“SmartRent is at the forefront of smart home technology and property technology solutions, and it is a privilege to partner with them and elevate their products with our map as a service data visualization software,” said Brent Steiner, Founder and CEO of Engrain. “Touring via technology is a leasing practice that is here to stay, and this integration represents the cutting edge of that movement and an important step in the continued evolution of multifamily.”

Baseline Growth Capital and Engrain today announced the launch of an integrated Software and Hardware as a Service solution that provides touchscreen, interactive mapping and self-guided touring products to allow for safe, socially distanced touring of apartment communities.

Baseline’s partnership will enable apartment operators to gain access to the industry-leading TouchTour product under a single, flexible license, eliminating the complications associated with sales involving capital expenditures.

The bundled  product offering integrates with all property management software, all self-guided touring solutions and Engrain’s SightMap product, and has direct application in the multifamily, senior living, student housing, single family and commercial markets. Prospects can either begin a tour on their own or work with a leasing consultant while maintaining social distancing.

“We are eager to offer a comprehensive solution,” said Brent Steiner, chief executive officer of Engrain. “The partnership with Baseline gives us the ability to offer essential touring technology to a much wider pool of owners and management companies, greatly simplifying onboarding and licensing terms. We look forward to building on this partnership and helping our clients as the leasing process continues to transform.”

The companies did not disclose the size of the financial partnership, but anticipate the investment to support three-to-four years of growth and expansion for Engrain.

“We’re pleased to announce this partnership with Engrain,” said Joel Gheen, chief executive officer of Baseline. “We’ve worked hard to develop unique financing solutions for hardware. In this case, we can help accelerate Engrain’s go-to market strategy. It further validates Baseline’s thesis that fully-integrated solutions priced for operating budgets is the way of the future for enterprise technology.”

The potential to expand to new markets is immense, and I look forward to growing my team with an eye on the rapid growth for the platform.”
