MIAMI (May 11, 2022) – Barrington Brothers, managed by Arthur and Ken Barrington, announced today it has commenced construction of The Kavista, a residential development in the Village of El Portal, in Miami-Dade County. This development was supported in collaboration with the Village of El Portal council and Mayor Omarr C. Nickerson.

Currently in the works, The Kavista is a $60 million, eight-story residential building in one of the city's most historic and upcoming areas, offering one-, two-, and three-bedroom apartments, and ground floor live-work units ranging from 559 to 1,133 square feet, in the Village of El Portal. Located at 495 N.E. 83rd St., The Kavista is well located between Miami Shores and Little River.

“We are excited to bring this new residential development to the Village of El Portal offering fairly priced apartments to Miami’s growing urban population,” said Ken Barrington, Managing Director of Barrington Brothers. “The Kavista’s ideal location will offer a one-of-a-kind modern residential living experience for this upcoming community driven neighborhood.”

Barrington Brothers worked closely with the Village of El Portal to bring high-quality housing development to this growing neighborhood and positioning El Portal for the future. The Village of El Portal was incorporated in 1937 and named after a large gate that at one time was the village’s entrance on Northeast Second Avenue.

“We are excited to have this new development in our community as we take pride in being diverse. As we move forward, into the 21st century, we’re preparing to face the challenges of a small but growing village, and at the same time remain connected to our past and true to the values that makes our village extraordinary,” said Omarr Nickerson, Mayor of Village of El Portal. “This building has been thoughtfully designed, inside and out, to reflect the Village’s history and our ongoing efforts to preserve nature.”

The Kavista’s community amenities include 351 parking spaces, a resort-style pool and deck, outdoor grilling area with seating, co-working space, theater, fitness center, and electric vehicle charging stations. In addition,

the interior courtyard and landscaping design will have a bird-friendly environment filled with a variety of trees and plants to attract a wide range of popular birds.

Inspired by Native American lifeways and culture, The Kavista’s interior design celebrates early Miami-Dade history. Its color schemes and furnishings, which include earthy tones that resemble lush green meadows and smooth, sandy landscapes, pay tribute to the Tequesta Tribe, who were one of the first tribes that settled in South Florida near Biscayne Bay in the present-day Miami. The Tequesta built many villages at the mouth of the Miami River and along the coastal islands including what is today the Village of El Portal.

“We are excited to be partnering with Barrington Brothers to build their fourth multifamily development in this historic neighborhood,” said Al Fernandez, president of ANF Group. “The Kavista will be a well-amenitized multifamily development for this upcoming, vibrant community and further strengthen its urban corridor.”

The Kavista is within a five-minute walk of numerous community amenities, including grocers, health clubs and Biscayne Medical. The property is also close to major thoroughfares, leveraging access to Biscayne Boulevard, SR-934 and I-95, connecting residents to over 60 million square feet of office and commercial space in the greater Miami area. Barrington Brothers has created and sustained three multi-housing developments comprising 190 units just across the street from The Kavista.

The general contractor for The Kavista is ANF Group; the architect and interior designer is MODIS Architects; and Nielsen Landscape Architects is the landscape architect. JLL Capital Markets arranged construction financing for The Kavista; Trez Capital originated a $60 million loan. Adams Gallinar, P.A, provided legal counsel.
