Greystone Developmenta New York-based real estate development company, announced the official start of leasing today for Myrtle - located at 531 Myrtle Avenue in Clinton Hill, Brooklyn. Myrtle is the first of a pair of luxury rental buildings known as Myrtle & Steuben nearing completion on the intersection of the same name. The second phase of the development, Steuben, is located around the corner at 100 Steuben Street and is anticipated to launch later this year. This duo of properties is an exciting addition to a historic Brooklyn neighborhood which is currently in the midst of a residential renaissance.

“We are thrilled to announce the launch of 531 Myrtle Avenue,” said Jeffrey Simpson, Head of Greystone Development. “With the growth of Brooklyn and our past success with Printhouse Lofts in Williamsburg and Waterbridge 47 in DUMBO, we are very excited to expand our presence into Clinton Hill, such a charming and desirable section of the borough.”

531 Myrtle features 29 residences including studio, one-, and two-bedroom units ranging from approximately 400 to 895 square feet and many with private outdoor space. The anticipated rents start at $2,300. Myrtle amenities include a fitness center, rooftop terrace with lounge and BBQ area, virtual doorman, bike storage, and washer and dryer in each unit.

100 Steuben offers 43 residences consisting of studios to three-bedrooms ranging from approximately 460 to 1,140 square feet and select homes will have private outdoor space. The anticipated rents start at $2,300. Steuben amenities include a fitness center, rooftop terrace, virtual doorman, bike storage, resident storage and resident lounge.

Envisioned by AB Architekten, an award winning firm known for their minimalist aesthetic, both Myrtle and Steuben celebrate this signature style with a simple, timeless form that will endure in perpetuity. The Myrtle façade combines concrete and metal panels with floor to ceiling double-glazed windows maximizing the light and air within each apartment. Residents will have access to soaring views of Manhattan from the building’s fitness center.

Myrtle also boasts 6,000 square feet of ground floor retail on the premier Myrtle Avenue corridor of Clinton Hill.  This prime location is within walking distance of several major public transportation routes and experiences strong foot traffic. As such, the property has attracted two premier retail tenants, one of which is European Wax Center.

“We strive to create unique properties that optimize the footprint, celebrate the light and air and incorporate impactful amenities. We select locations with convenient access to all that NYC has to offer,” said Simpson.

Dave Maundrell and his team from Citi Habitats New Developments have been named the building’s exclusive leasing agents. “Thanks to the combined hard work of the Myrtle Avenue BID, area businesses, The Pratt Institute, local agencies and community groups, Myrtle Avenue has developed into one of Brooklyn’s premier retail corridors. It has been a true pleasure watching this transformation. Myrtle & Steuben is an exciting, state-of-the-art rental community that fits contextually into this stretch of the avenue. We are very excited to introduce this property to prospective renters, as it offers residents a luxury living experience - in the heart of North Brooklyn,” Said Maundrell.
