ANF Group, Inc., a full-service construction firm providing construction management, general contracting, development, and design-build services to the South Florida market, celebrated the topping out of the first phase of Parks at Delray, a mixed-use development located on 43-acres, featuring residential, retail and office space along Delray Beach’s Congress Avenue.

“We are excited to commemorate the phase one topping out of Parks at Delray, providing a new amenities-rich living option to the area,” said Al Fernandez, president of ANF Group.  “As more out-of-state residents continue to migrate to South Florida, we look forward to delivering residences with best-in-class features and finishes in the heart of Delray Beach.”

Located at 2100 S. Congress Avenue, this residential community will consist of one-, two- and three-bedroom apartments, varying in size from 580 to 1,400 square feet, and three-bedroom townhouses ranging from 1,670 to 1,770 square feet. The community will provide 420 residences as part of phase one construction, including amenities such as a clubhouse, gym, pool, social room, parks, and green spaces.

Parks at Delray will ultimately deliver a 747-unit multifamily development offering townhouses along with three- and five-story garden-style buildings, in addition to an estimated 40,000 square feet of grocery-anchored retail space and an existing, 68,000-square-foot office building. Moreover, approximately ten percent of the residential units will be earmarked for workforce housing. Parks at Delray is close to major highways, universities, shopping, dining, and the entertainment districts of Delray Beach and Boca Raton.

Developers 13th Floor Investments and Key International, in partnership with CDS International Holdings and Wexford Capital, broke ground on the project in March 2023.  ANF Group is the general contractor for the residential portion of the project. The architect is MSA Architects and CIBC Bank is the lender. Phase one is scheduled for completion in Q1-2025.
