92-unit project expands existing community of cottage-style build-to-rent homes in Myrtle Beach 

 

Sands Companies, a full-service, vertically integrated multifamily development and construction firm, began construction on the second phase of Seaglass Cottage Apartment Homes in North Myrtle Beach, South Carolina. This phase of the horizontal cottage-style apartment homes brings 99 additional units to the already completed 349-unit first phase of the community. 

Located on Doveshell Drive, the second phase of Seaglass Cottage Apartment Homes, part of the charming and established Barefoot Landing Resort in North Myrtle Beach, will include 92 one- and two-story cottages consisting of two and three-bedroom units ranging from 924 square feet to 1,633 square feet. The project is expected to be completed in the winter of 2024.

The second phase of Seaglass begins as phase one reaches 100% occupancy and will feature unique amenities compared to traditional rental communities on the market. Individual units will feature first-of-its-kind private splash pools, pet yards and attached garages in select homes. Other interior features include open floorplans with high ceilings, luxury plank flooring and large kitchen islands.

Larson Baldwin, Roger Barnes, Melanie McIntosh, Rivers Singleton and Chris Waterman strengthen multifamily development and construction firm

Sands Companies, a full-service, vertically integrated multifamily development and construction firm, continues to add new talent to its team to progress its expansion into additional markets in the Southeast U.S. The firm welcomed Larson Baldwin, Roger Barnes, Melanie McIntosh, Rivers Singleton and Chris Waterman to its growing team.

Over the past year, Sands has hired 20 employees at various levels of the South Carolina-based firm with plans to continue talent recruitment as it advances several new projects. The firm has more than 2,000 detached, horizontal cottage-style apartment homes under development throughout the Southeast.

At Sands, Waterman and Barnes serve as Superintendents. Baldwin is an Assistant Superintendent, Singleton is a Procurement Specialist and McIntosh is the Office Manager.

Baldwin comes to Sands from Charlotte, North Carolina and is well-versed in managing large construction projects. He earned a bachelor’s degree in mechanical engineering from Clemson University.

Barnes, originally from New Jersey, has over 40 years of experience as a licensed contractor with projects ranging from initial framing, new custom single-family homes, mid-rise projects and more.

McIntosh recently relocated from Michigan and comes to Sands with over 15 years of office management experience. She will focus on office operations as well as human resources for the company.

Hailing from Myrtle Beach, South Carolina, Singleton will work with Sands’ vendor partners to secure products that are used to build each home. He will also focus on price negotiation and securing new partners.

Waterman resides in Conway, South Carolina and has 10 years of construction management experience including project estimation, coordinating with crew and vendors as well as carpentry, roofing and paving.

Chandler Davidson, George Nicholson, Joseph Wells and Rachel Young bolster multifamily development and construction firm

Over the past year, Sands has hired 19 employees at all levels of the South Carolina-based firm. It plans to continue actively recruiting prospective team members as Sands moves forward with new projects. At Sands, Davidson and Nicholson serve as Assistant Project Managers. Wells is an Assistant Superintendent, while Young joins as Permit Manager. 

Davidson comes to Sands from Fayetteville, North Carolina and has previous construction experience in his home state and in Georgia. He earned a bachelor’s degree in Construction Management from East Carolina University. 

Nicholson also obtained a bachelor’s degree in Construction Management from East Carolina University. The Silver Spring, Maryland native is versed in project management, field operations and estimating. 

Wells comes to Sands with construction and related experience with companies in North Carolina and Kentucky. He graduated from Western Carolina University with a bachelor’s degree in Construction Management. 

Young resides in Conway, South Carolina and has project management, land surveying and inspection experience at firms in South Carolina and Nebraska. She earned an associate degree from Southeast Community College in Milford, Nebraska.

354-unit project brings multifamily developer’s cottage-style build-to-rent concept to Hardeeville 

 

Sands Companies, a full-service, vertically integrated multifamily development and construction firm, began construction on its latest detached, horizontal cottage-style apartment home project in the Carolinas. The new development, Argent Cottage Apartment Homes, further expands the company’s innovative build-to-rent concept to Hardeeville, just west of Hilton Head Island. 

Located on Argent Boulevard and New River Parkway, Argent Cottage Apartment Homes will include 354 one- and two-story cottages ranging from one to three bedrooms. The detached cottage homes will have between 510 to 1,293 square feet of living space with monthly rent starting from $1,440. Sands expects to complete the first phase of cottages in the second quarter of 2023. 

 

Sands brought the detached, horizontal apartments concept to the forefront in 2014 and has since developed a plethora of stylish and practical communities to the Carolinas, Georgia and coastal Florida.  

“We chose Hardeeville for our next development because of how close it is to popular areas like Hilton Head and Savannah,” Sands President Joe Morrison said. “Residents who work in these destination towns need a place to retreat and call home. Argent Cottages does that while offering the privacy of a detached home and flexibility of renting while tying in the coastal charm of its locale.” 

Argent Cottage’s in-home features will include luxury plank flooring, granite countertops and front porches. Many of the homes will include a private garage and side pet yards. High ceilings and natural light round out the cottage home concept. 

Additionally, the community will have an abundance of resident amenities including, a resort-style pool with a sun shelf, poolside cabanas, an outdoor kitchen with grilling stations, fire pit, putting green and bocca ball. Inside, the clubhouse will have an entertainment kitchen and private workstation pods to accommodate residents who work from home. 

With its proximity to both Hilton Head Island, South Carolina and Savannah, Georgia, Hardeeville is a popular choice to call home while having all the area has to offer just a short drive away. In the 2020 census, Hardeeville had a population of 7,473 residents, increasing over 150% since 2010.

New arrivals join fast-growing multifamily development and construction firm 

Sands Companies, a full-service, vertically integrated multifamily development and construction firm, welcomed two important new additions to its South Carolina-based team. The firm has more than 2,000 detached, horizontal cottage-style apartment homes under development throughout the Southeast U.S. 

John Reise joined Sands Companies as a project manager to lead the multitude of ongoing multifamily construction projects the company has in progress, as well as future projects. Reise comes to Sands Companies with an extensive background in operating numerous residential construction projects across the country. His role includes budgeting, supervising a large construction team and ensuring that project completion is done on time and on budget.  

Reise previously served as a project manager for many prominent homebuilding companies, such as D.R. Horton, Keller Homes and K. Hovnanian Homes, among others.  

Michael Hensley assumed the role of financial controller. Hensley comes to Sands Companies with an extensive background in financial management, planning and analysis. He brings 27 years of experience with a focus on implementing operating budgets, safeguarding financial assets and forecasting while prioritizing deadlines and remaining solution oriented.  

Hensley has been a certified management accountant since 2000 and is an active member of the Institute of Management Accountants

315-unit project brings multifamily developer’s forward-thinking build-to-rent concept to Town of Leland

Sands Companies, a full-service, vertically integrated multifamily development and construction firm, began construction on its latest detached, horizontal cottage-style apartment home project in the Carolinas. The new development, Cape Cottage Apartment Homes, expands the firm’s trendsetting build-to-rent concept to the Town of Leland – just west of Wilmington, North Carolina.

Located on Westgate Boulevard, Cape Cottage Apartment Homes comprises 315 one and two-story cottages. The one, two and three-bedroom cottages range from 510 to 1,293 square feet. Sands expects to deliver the first completed cottages at the beginning of 2023.

Sands first developed the concept to build detached, horizontal apartments in 2014, many years before the model was adopted by others in the multifamily industry. The firm now has a rapidly growing portfolio of new developments in the Carolinas, Georgia and coastal Florida.

“We found that renters in our target markets were clamoring for product like this,” Sands President Joe Morrison said. “The pandemic made these spacious, detached cottages that much more desirable. Cape Cottage fills a void for such horizontal apartments in the Wilmington area.”

Cape Cottage’s in-home features include front porches, plank flooring, chef’s kitchens, vaulted ceilings, side pet yards* and walk-in showers* (***available in some cottages). The cottages are designed to allow for an abundance of natural light.

The community will have numerous amenities for residents, such as a resort-style pool with a sun shelf, private poolside cabanas with lounge seating, fitness center with Echelon fitness mirrors and spin bikes, private workstation pods and a game lounge.

 

Leland is one of North Carolina’s fastest-growing towns. It has nearly doubled its population since 2010 and is projected to possibly triple it by 2045. The town’s Leland 2045 master plan forecasts a need for 6,700 new homes to keep up with Leland’s growth over the next 25 years.
