Center Park Group, a Southeast-based general contractor specializing in build-to-rent (BTR) construction, has broken ground on 3030 Maybank, a 72-home rental townhome community on Johns Island, South Carolina.

Center Park Group is serving as general contractor for the homes and amenities in partnership with developer The Berry Company. Vertical construction began in April 2026, with the first homes expected to be available in November of this year.

3030 Maybank will feature 72 three-bedroom townhomes ranging from 1,171 to 1,183 square feet. Each home will include three bedroom suites, an open-concept living area, private balcony, attached one-car garage and dedicated driveway parking. Community amenities will include a playground, dog park, gazebo and hammock stations, along with landscaped common areas and sidewalks throughout the property.

Located on approximately nine acres along Maybank Highway, the community will provide convenient access to James Island, West Ashley and downtown Charleston, as well as Kiawah and Seabrook islands.

The project adds to Center Park Group’s growing number of purpose-built rental communities they are delivering for various development groups across the Southeast. Center Park Group, a Southeast-based general contractor specializing in build-to-rent (BTR) construction, has completed The Rosemoor, a 222-home rental townhome community developed by Canvas Residential Partners at 250 Foster Drive in McDonough, Georgia. The 27-acre community is now leasing.

Center Park Group served as general contractor for the project, with vertical construction starting in mid-2024. The company delivered 222 two-story townhomes across 38 buildings, with the first homes turned over for leasing in early 2025.

The homes range from 1,309 to 1,712 square feet in two- and three-bedroom plans, with one- and two-car garages, smart home features, quartz countertops, open-concept kitchens and, in select layouts, private fenced yards. The gated community also offers residents a swimming pool, fitness center, clubhouse, dog park, playground, and outdoor kitchen and dining areas.

Delivering a community of this size on a leasing schedule requires sequencing hundreds of individual deliveries. Center Park Group built The Rosemoor on a repeatable production model: standardized plans across all 38 buildings, early buyout and volume procurement of major materials and a subcontractor bench developed across seven Southeast markets. Buildings were turned over in phases, so leasing could begin before the final homes were complete.

The Rosemoor is one of a growing number of Southeast BTR communities using townhome product to offer renters more space than a conventional apartment without the commitment of ownership, a format that has expanded rapidly in suburban Atlanta submarkets like Henry County, where Interstate 75 access supports commuters throughout the metro.

Center Park Group has begun vertical construction on Bristol at Lake Norman, a new 187-home build-to-rent townhome community in Iredell County designed to give residents the space and character of a home with the flexibility of professionally managed rental living.

Located at the intersection of U.S. Highway 21 and Norman Ridge Lane, Bristol at Lake Norman will span approximately 29.6 acres in the Lake Norman submarket of Charlotte. Developed by The Widewaters Group, the community is scheduled to open in February 2027.

Construction began in June 2026, with Center Park Group serving as the general contractor. Bristol at Lake Norman will feature two- and three-story townhomes with three- and four-bedroom floor plans ranging from 1,549 to 2,062 square feet. Each home will include two-and-a-half bathrooms and a one- or two-car garage, creating a residential-scale rental option for residents who want more room without the responsibilities of traditional homeownership.

The homes will feature open-concept floor plans, select dining spaces and direct backyard access, with upgraded finishes including quartz countertops, tile primary showers and Trex decking. Full appliance packages will include refrigerators and in-unit laundry.

The community itself is designed to reinforce that residential experience. Sidewalks will connect the homes to a clubhouse, resort-style pool, dog park and spa, creating shared spaces that bring the neighborhood together while maintaining the privacy of individual townhomes.
