RKW Residential, a leading third-party multifamily property management firm, has been recognized in two major categories at the 19th annual Multi-Housing News (MHN) Excellence Awards, earning national distinctions for both its corporate culture and emerging leadership.
RKW received the award for Most Effective Diversity, Equity & Inclusion (DEI) Program, highlighting the company’s significant strides in advancing inclusive practices across its workforce, resident communities, and vendor network. The award recognizes RKW’s multilayered, people-first approach to DEI, which includes company-wide cultural awareness initiatives, equitable hiring and leadership development, diverse vendor engagement, and year-round employee-led programming celebrating cultural heritage, identity, and wellness.
“We are honored that MHN recognized the work we are doing to ensure every employee, resident, and partner feels valued, supported, and represented,” said Kevin Owens, President of Property Management at RKW Residential. “DEI is not a standalone initiative for us. It is woven into our culture, operations, and commitment to creating extraordinary experiences.”
In addition to the DEI recognition, Misty Haskins, Director at RKW Residential, was named Rising Star, an award recognizing emerging leaders who demonstrate exceptional talent, industry impact, and forward-thinking contributions to the multifamily sector.
Haskins has made rapid advancements during her 2.5-year tenure at RKW, spearheading high-impact initiatives across operations, training, and client performance. She leads major projects including the lease-up of Bond on Mint, a high-rise in Charlotte; has driven strong results in the build-to-rent sector; launched a CRM training program that educated more than 400 employees in its first year; and maintains portfolio performance metrics well above industry averages. Her leadership extends beyond RKW, with active roles on multiple boards and committees within the Greater Charlotte Apartment Association and the National Apartment Association.
“It is incredibly humbling to be recognized by MHN,” said Haskins. “This award reflects the extraordinary support system at RKW and the trust our clients place in us every day. I am grateful to work alongside such talented teams and to contribute to a company that truly values growth, innovation, and people-first leadership.”
The 2025 MHN Excellence Award winners were selected by a panel of judges representing a range of multifamily disciplines nationwide.

The management of Artemas falls under the recent merger agreement between Quarterra Living, the property management division of Quarterra Group, and RKW Residential, the property management arm for Alfred.
Artemas introduces 396 apartment homes and 1,500 square feet of retail space to the “Fermentation District” of Everett, an active neighborhood that is home to several breweries and distilleries.
“Artemas was designed to complement the colorful and historic character of Everett, and we have curated an exceptional living experience that captures the energy of this vibrant city,” said Dan Lee, Managing Director of Quarterra Group’s Northeast Division. “From the views of Downtown Boston from the sky lounge to our thoughtfully appointed homes and elite amenities, Artemas allows residents to live a robust lifestyle both at home and while enjoying the neighborhood.”

Artemas is surrounded by high-energy entertainment options, including Revolution Axe Throwing, Metrorock Climbing Center, Sky Zone Trampoline Park and Park-9 Dog Bar. Locally crafted libations can be found at Night Shift Brewing and Short Path Distillery, while several international dining opportunities also await. The community is just a short walk to the MBTA Orange Line T (Wellington Station) and MBTA bus routes, with TD Garden — home to the Boston Celtics and Bruins — just four stops away. Residents also enjoy easy regional connectivity via I-93 and Route 1, leading south to Downtown Boston or north to Medford and Revere Beach. Neighborhood access is made even easier by an on-site Bluebikes bikeshare station.
Artemas residents can choose from studio, one- and two-bedroom floor plans, ranging from 561 to 1,481 square feet. Select one-and two-bedroom apartment homes feature flexible den spaces ideal for additional living space or work-from-home offices. All homes come equipped with luxury vinyl wood flooring, stainless steel appliances, quartz countertops, under-cabinet lighting, and matte black fixtures in kitchens and baths. Artemas residents also have access to bike storage, leasable storage spaces and a 500-space parking garage. The community has been designed to meet a Gold Certification from the National Green Building Standards (NGBS) for its environmentally friendly design and construction.
Quarterra has also developed Harper, a 265-home community in the renowned academic neighborhood of Allston, which will join Artemas as the first two Quarterra communities in the Boston Metropolitan Area.
Alfred, the technology-first residential real estate platform that has spent a decade reimagining housing with resident experience at its core, announced a transformative merger between its property management arm, RKW Residential, and Quarterra Living, the multifamily property management business of Quarterra. The combined platform will manage approximately 52,000 residences nationwide, representing over $20 billion of assets, positioning it as one of the largest residential real estate property managers in the United States.
This merger unites three of the most innovative groups in multifamily real estate today: Alfred, with its AI-powered management platform; RKW, known for boutique-style management rooted in exceptional service; and Quarterra, recognized for its institutional quality, operational excellence and national scale.
"For a decade we’ve shown that superior returns and an outstanding resident experience can and should go hand in hand," said Jessica Beck, CEO and co-founder of Alfred, who will lead the combined entity. "This merger creates the scale and capabilities needed to deliver on that promise at the next level. We’re not just growing in size; we’re strengthening our position to build a new operating model for residential real estate - one that meets the evolving needs of today’s owners and residents."
As market dynamics push for lower costs, operators are overwhelmed by fragmented technologies that increase workload without delivering measurable improvements. This new platform solves for that by unifying property operations, resident engagement, and asset performance into a single ecosystem - designed with automation and AI purpose-built for the core fundamentals of property operations, the platform streamlines leasing, maintenance, communications, and financial workflows.
Brad Greiwe, CEO of Quarterra, will join the Board of Directors.
Quarterra’s proven property management leadership team will continue in its roles, ensuring continuity of operations while the companies integrate their platforms and innovate the service offering.
The newly merged company will maintain operations in all current markets while actively exploring strategic opportunities for expansion. Over the next year, the company plans to introduce a refreshed brand and platform advancements. Its proprietary, fully-integrated technology platform, which unifies resident experience and property operations into a single streamlined system, will be rolled out across the entire portfolio.
"Housing— especially rental— should provide more than four walls; it should enable modern living with novel services, support, and community," added Marcela Sapone, the Executive Chair and co-founder of Alfred. "With this merger, we can deliver on that vision at a scale that sets the new industry standard.”
