Wendover Housing Partners Announces New Senior Living Community, Brixton Landing Apartments, in Apopka

Real estate company now accepting rental applications for new affordable senior community, which offers a relaxing and social lifestyle to residents age 55 and up

ORLANDO, Fla. – March 7, 2017 – Wendover Housing Partners, a privately held real estate development, investment and management company, announces it is accepting rental applications for Brixton Landing Apartments, an affordable community for seniors in Apopka, Fla. Roger B. Kennedy Construction began construction on the 80-unit apartment community in the summer of 2016. With the first residents expected to move in April 2017, Brixton Landing provides a social, carefree and affordable lifestyle to seniors in the area.

“By the year 2040, 3.9 million residents age 65 and older are expected to call Florida home—and represent 40 percent of all households in the Sunshine State,” said Jonathan L. Wolf, President and Founder of Wendover Housing Partners. “Wendover is making it a priority to create affordable senior housing facilities now to prepare for the future, all while keeping senior comfort and safety in mind.”

Priced below Apopka’s average rental rate, Brixton Landing provides comfortable, safe and affordable one and two-bedroom homes for senior households on a restricted income. Built to Florida Green Building Coalition certified green standards, all units come equipped with a full sized washer and dryer, cable-ready features, an island with kitchen storage, and an emergency call system.

“Today, there are too many seniors settling on sub-par housing due to a restricted budget. Our goal is to provide residents with the quality they deserve, without having them overpay for the amenities that every apartment complex should have,” adds Wolf. “At Wendover, we aim to do more than just build apartments, and instead intend to foster a community that looks after one another. Brixton Landing residents will build lasting connections with their neighbors through free enrichment programs and events.”

In addition to Wendover’s other senior living properties in Florida, which include Tallahassee’s Kenwood Place, Tampa’s Haley Park, New Port Richie’s The Landings at Sea Forest and Jacksonville’s Marci’s Pointe, Brixton Landing provides residents with a regular schedule of engaging activities. Residents are also offered a variety of recreational amenities, including a fitness center, theater room, library, cyber center, pool, gazebo with grills and a gardening area.

Wendover Housing Partners, a privately held real estate development, investment and management company, today announces it is breaking ground on a new affordable, family apartment community in Apopka, Wellington Park. Located at the corner of Thompson Road and East 1st Street, construction on the 120-unit development will be completed in November 2017.

LITHONIA, GA – May 17, 2016 – Wendover Housing Partners, a privately held real estate development, investment and management company, today announces breaking ground on a new affordable, multi-family apartment community in Lithonia, GA, Granite Crossing. Located in the heart of the downtown Lithonia Plaza, construction on the 75-unit community is scheduled to begin in August 2016—the newest major construction in the city since 2009. With the first residents expected to move in during summer 2017, the new development is the cornerstone in the City’s sustainable revitalization plan for transforming the downtown neighborhood.

“The addition of housing in the Lithonia Plaza will bring new families as well as complement the existing retail and help to foster new business growth and development in the city,” said Lithonia Mayor Deborah A. Jackson. “After years of planning, Wendover’s Granite Crossing project is the first major step towards the City’s goal of transforming the downtown area.”

In order to make way for construction of the approximately $14.7 million Granite Crossing community, crews have begun demolishing the former 80,000-square-foot city-owned building—a location that has been vacant since 2009 and was recently accepted into the State Brownfield program. The environmentally challenged site was originally considered to be cost prohibitive, but City officials persevered in creating a remediation plan to replace the dilapidated building with a development that would stimulate economic growth for current merchants and drive additional business to Lithonia. Wendover joined in a complex partnership with the State of Georgia, Lithonia Downtown Development Authority (LDDA), the City of Lithonia and Bainbridge GP. LLC to bring this shared goal to fruition.

“I was drawn to this property after viewing the City’s Blueprints Report from 2012, which details long-term plans to redevelop the plaza building,” said President and Founder of Wendover Housing Partners, Jonathan L. Wolf. “In addition to adding another prestigious property to Wendover’s collection of communities across the Southeast, Granite Crossing will bring to life a vision shared by countless government officials and Lithonia community members who seek to provide better, affordable housing options to attract new families and add to the city’s social and economic fabric.”

Granite Crossing will feature one, two and three-bedroom units with monthly rent ranging from $620 to $800. Community amenities will include a clubhouse with a fitness area, computer lab and an activity room for after-school programming. Additionally, residents will be able to entertain their families on-site with an outdoor splash park and playground equipment.

Wendover Housing Partners, a privately held real estate development, investment and management company, today announces the opening of its first affordable senior community in Tampa, Haley Park Apartments. The new property is a member of the prestigious collection of properties in Florida built and managed by Wendover Housing Partners. With first-class design standards in mind, Haley Park provides income restricted residents age 55 and up with a safe and upscale community to call home.

“The National Housing Conference predicts that the number of Florida residents age 65 and older will more than double by the year 2030,” said Jonathan L. Wolf, President and Founder of Wendover Housing Partners. “As the state’s aging population increases, there is an immediate need for cost-effective rental homes for seniors, especially in metro areas near hospitals and doctors’ offices. Haley Park will help address this rising need in Hillsborough County.”

Wendover broke ground on the 80-unit Haley Park development in June 2015, and will welcome its first residents in May. Each one and two-bedroom unit in Wendover’s new community was thoughtfully designed with senior comfort and safety in mind, and comes equipped with a dishwasher, microwave, island and pantry, as well as a full-size washer and dryer. All units also boast ample storage areas in an open and spacious floor plan, as well as a monitored emergency call system. With monthly rent from $605 to $720, Haley Park’s apartments are priced far below Florida’s average range of $1,176 to $1,657.

“While our units are affordable, they are designed with the same style and amenities you’ll find in high-end apartment communities,” said Wolf. “Our goal is not just to fill apartments—we believe in fostering a community in which our residents feel socially stimulated and supported.”

Like Wendover’s other senior properties in Florida, which include New Port Richie’s The Landings at Sea Forest, Jacksonville’s Marcis Pointe, and Central Florida’s Heritage Village Commons, Haley Park provides residents with the opportunity to participate in planned resident events. Residents are also offered constant access to a variety of indoor and outdoor areas to socialize, including a fitness center, library, swimming pool, green space with benches and a gazebo, and a dog park.
