San Diego-Based Firm Adds Eight Multifamily Properties Locally

 

Expanding its hometown presence, San Diego-based Sunrise Management, which has specialized in managing multifamily properties since 1978, has added eight San Diego multifamily communities totaling 155 units to its portfolio.

 

According to Sunrise CEO and president Joe Greenblatt, his company will assume the leasing and day-to-day operations of the properties and assist with approximately $2.6 million in capital improvements to the communities including upgrades to interiors, common areas, landscaping and more.

 

Primarily located in urban San Diego, the communities – all owned by San Diego-based Pathfinder Partners as part of its Pathfinder Tradewinds platform – include:

 

·       The Marlin, eight units in west City Heights

·       Las Palmas, 36 units in Hillcrest

·       The Dorado, 25 units in west City Heights

·       The Wahoo, 13 units in west City Heights

·       The Amberjack, 18 units in Normal Heights

·        The Bluefin, nine units in North Park   

·      Driftwood, 24 units in Pacific Beach

·       Canary Palms, 22 units in Poway

 

With these latest additions, Sunrise now oversees more than 6,000 units throughout Southern California.

 

“These new properties expand our San Diego presence, where we have operated for more than 40 years and position us for further growth throughout the region,” Greenblatt said.

San Diego-Based Firm Names Dennis Mitchell New Regional VP, Portland

 

Expanding its footprint throughout the west, Sunrise Management – which has specialized in the management of residential real estate since 1978 – has opened a new Portland office and tapped Dennis Mitchell to take charge as regional vice president.

 

In his new role, Mitchell will concentrate on increasing the San Diego-based firm’s Portland market share – directing long-term marketing, strategic planning, operations and day-to-day activities.

 

Mitchell has over 13 years of multifamily and commercial property management in both the private and public sectors and was most recently the regional manager for Avenue5 Residential in Portland, including mixed-use developments comprised of 1,500 residential units as well as retail. In that role, he oversaw eight properties – spearheading client management, budgeting, market analysis, strategy development and recruitment.

 

According to Joe Greenblatt, CEO and president of Sunrise Management, Portland is a vital and growing market, and Mitchell is well equipped to lead Sunrise’s expansion into the region. “We are very excited to have Dennis join our team to help expand our Northwest operations,” said Greenblatt. “With a solid knowledge of the Portland market, he is skilled in many facets of the real estate industry including budgeting, facility management, multifamily and commercial property management, and management / building of large complex teams and will be a valuable asset to our team.”

Mitchell holds a bachelor’s degree in business administration and an M.B.A from Western Governor’s University in Washington. A licensed designated real estate broker in Arizona and Washington and a principal broker in Oregon, he is an accredited residential manager (ARM) by the Institute for Real Estate Management (IREM).

Michaela Fortunato, corporate marketing manager for Sunrise Management – which has specialized in the management of multifamily properties since 1978 – has been elected 2020 chair of the board for the San Diego Building Industry Association’s (BIA) Young Generation of Leaders (yGEN) Council.

 

The BIA’s yGEN is an organization focused on fostering the professional growth of the San Diego home building industry's future leaders with the goal of encouraging its members to become active and remain engaged in the building industry and its leadership opportunities.

 

Fortunato, who has worked in the corporate marketing department of Sunrise Management for over five years, has been involved with BIA since 2015. Prior to joining Sunrise, she was a marketing coordinator for Welk Resorts. She holds a bachelor’s degree in business administration and management from the University of San Diego.

Stephen Hall to Oversee Southwestern Region

San Diego-based Sunrise Management, which has specialized in managing multifamily properties since 1978, has named Stephen Hall area director for Las Vegas and Phoenix. In his new position, Hall is now charged with overseeing all property management functions for the firm’s rapidly growing Phoenix and Las Vegas area portfolios. 

 

According to Joe Greenblatt, president and CEO of Sunrise Management, Hall has a longtime association with Sunrise and is ideally suited to take on this newly created position. “As we continue our rapid expansion throughout the Southwest, Stephen will assume an important role in directing and overseeing operations, playing a key role in our strategy for continued growth,” said Greenblatt. 

 

Hall has rejoined Sunrise after spending a year as an asset manager for Laguna Point Properties, an Orange County multifamily investment firm. He was previously with Sunrise Management for 11 years, working as a regional real estate manager.

 

 

He holds a bachelor’s degree in business from Tempe, Arizona’s Western International University and an M.B.A. from Ohio University.

Monika Smutko Named Regional 

Expanding its rapidly growing small properties division, San Diego-based Sunrise Management, which has specialized in managing multifamily properties since 1978, has added Monika Smutko as its newest regional vice president. Smutko takes charge of overseeing all property management functions for the firm’s rapidly small property division, comprised of single and multifamily properties with fewer than 22 units.

“Monika has an excellent track record in the Southern California market, as well as extensive experience in operations management, team development, financial reporting and business and revenue development,” said Joe Greenblatt, president and CEO of Sunrise Management. “Her expertise will be instrumental as we continue to expand our small properties division.”

 

An accomplished property management professional, Smutko has 15 years of property management experience and was most recently director of operations for Pasadena’s Invitation Homes, overseeing a staff of 30 and a $92 million budget. Prior to that she was a property manager for Los Angeles-based CIM Group, overseeing both mixed use and multifamily developments. She also worked as a senior community manager for BRE properties, and as a property manager for The Irvine Company and The REMM Group.

 

She is a licensed California real estate broker and holds a Bachelor of Arts degree in communications from UC Santa Barbara.
