Jaime Sturgis-led real estate firm well positioned for growth with strong C-suite in place

FORT LAUDERDALE, FL – March 8, 2023 – Native Realty promoted two integral team members, Kaley Tuning and Dan Ross, to executive leadership roles at the Jaime Sturgis-led real estate firm. Tuning is the firm’s new Chief Operating Officer, and Ross is Native’s new Executive Vice President.

Tuning and Ross have earned multiple promotions in their eight combined years with Native, demonstrating excellence in creative dealmaking, client relations and team leadership. In their new roles, both will work closely with CEO Jaime Sturgis and Native Chief of Staff Lauren Sturgis to ensure the firm continues its impressive growth and transaction output.

“Kaley and Dan are deeply valued colleagues, partners and friends,” Jaime Sturgis said. “They have grown tremendously since joining Native and set a shining example for our entire team. We look forward to supporting them in their new roles.”

Tuning first joined Native as a Sales Associate in fall 2019, earning a promotion to Sales Director in early 2021. She has more than 15 years of industry experience, including nearly a decade at Fort Lauderdale-based Stellar Homes Group.

Ross specializes in investment sales across all commercial real estate sectors, and retail and restaurant leasing. A double graduate of Florida State University, Ross and Sturgis first met through their mutual involvement in the university’s American Marketing Association.

In February 2023, Native was honored with a prestigious recognition from FSU.

The firm made the university’s 2023 Seminole 100, which names the fastest-growing companies owned or led by FSU alumni. In its first appearance on the list, Native broke into the Top 10 with a No. 8 ranking (based on compound annual growth rate) and was the highest-ranked real estate company on the list.

Native now operates from a Fort Lauderdale office that is double the size of its previous headquarters. The 4,000-square-foot office is located at 1926 E. Sunrise Blvd. in the city’s Victoria Park neighborhood.

Firm’s Jaime Sturgis and Dan Ross completes second piece of $19 million transaction to enable Class A high-rise project to move forward

FORT LAUDERDALE, FL – Native Realty continues to close impactful investment sales transactions in one of the most challenging dealmaking environments in recent memory. For instance, Native CEO Jaime Sturgis and Executive Vice President Dan Ross just completed the $19 million sale of an assemblage in Fort Lauderdale’s vibrant Flagler Village neighborhood.

Sturgis and Ross closed the complex transaction in two separate deals, with the second closing occurring on Feb. 9. In the latest transaction, 29,000 square feet of land at 203-215 NE Third St. was sold for $9.25 million. That followed the $9.75 million sale of another 29,000 square feet of land at 200-210 NE Third St. in November 2021.

The buyer of the assemblage plans to develop a large-scale, Class A multifamily project on the site.

Land is at a premium in Flagler Village, one of South Florida’s most popular urban neighborhoods. However, Native is leveraging its intimate knowledge of the area and strong relationships to creatively broker deals involving Flagler Village’s last remaining undeveloped sites.

In October 2022, Sturgis and Ross brokered the $9.42 million off-market sale of a 1.3-acre multifamily development site at Flagler Village’s entrance. Advantis Development plans to develop a 173-unit aesthetically unique apartment building on that site.

The previous month, Native represented both sides of developer Dev Motwani’s $6.4 million purchase of a portion of a multifamily development site in the neighborhood. Motwani’s Merrimac Ventures plans to develop the 30-story ArtsPark Lofts there.

“Demand for new apartments in Flagler Village is at an all-time high, as people are clamoring to live in the neighborhood,” Sturgis said. “We are proud of Native’s role in addressing that demand by identifying the last remaining undeveloped sites and securing the right buyers. We refuse to let broader market conditions deter us from helping South Florida neighborhoods reach their full potential.”

Native now operates from a new Fort Lauderdale office that is double the size of its previous headquarters. The 4,000-square-foot office is located at 1926 E. Sunrise Blvd. in the city’s Victoria Park neighborhood.

ArtsPark Lofts is planned to include 289 apartments, with a mix of studios, one-bedroom, one-bedroom plus den and two-bedroom units, nearly 2,000 square feet of commercial space and a six-story parking garage. Construction is not expected to begin before the end of 2023.

In the meantime, Native has been retained to lease the remaining vacant space at the site’s existing commercial buildings. Turnkey Class A space is available for lease.

Elsewhere in Flagler Village, Sturgis and Senior Associate Dan Ross brokered the $4.25 million sale of a mixed-use property at 702-704 NE First Ave. The 8,864-square-foot building is home to Chops + Hops Axe Throwing Lounge, which has been voted “Best of Fort Lauderdale in many categories including “Best Craft Cocktail List” and “Best Date Night.” Other tenants include Fort Liquordale Wine + Spirits, Mama Hank’s speakeasy and kitchen and Crossed Keys Society tattoo studio.

Barkan Investments LLC sold the property to the Strachman Family Trust.

“These two sales reflect the versatility and unique local knowledge of the Native team,” Sturgis said. “Our long-term placemaking efforts in Flagler Village have created encyclopedialike knowledge of our markets, allowing us to connect the best buyers and sellers for Multifamily development sites, triple-net (NNN) deals and everything in between.”

The latest transactions follow a busy summer highlighted by Sturgis completing more than $50 million in deals in a 30-day span.

Firm’s Jaime Sturgis and Dan Ross represent sellers of land where 252-unit Advantis Station will rise

FORT LAUDERDALE, FL – April 1, 2022 – Native Realty, the Jaime Sturgis-led real estate firm that is disrupting the industry and placemaking South Florida’s hottest neighborhoods, brokered the $11 million sale of the future site of Advantis Station at Flagler Village in Fort Lauderdale. Sturgis and Native Senior Associate Dan Ross represented the sellers in a deal that closed on March 31.

The 1.4-acre site was one of the last available assemblages in Flagler Village and is across the street from Peter Feldman Park. Buyer Midtown PAL Flagler Village LLC plans to build a 12-story, 252-unit rental project with a 300-space parking garage, expansive pool and amenity deck, open-air pedestrian plaza and ground-floor retail and restaurant space. Construction is expected to begin this year, with resident move-ins targeted for 2024.

Based in New Smyrna Beach, the buyer is a vertically integrated real estate investment and development company with a quarter-century track record of delivering high-quality projects.

Sturgis and Ross represented four different owners of the properties, which are located at the intersection of Sistrunk Boulevard and Northeast Third Avenue, in the sale to Midtown PAL Flagler Village.

“This complex transaction was made possible because of our creativity, strong relationships and extensive knowledge of the neighborhood,” Sturgis said. “We were able to expand on the original offering of nearly one acre to round out the site and allow the buyer to move forward with a premier multifamily development.”

Sturgis and the Native team have consistently generated notable investment sales and leasing transactions since the start of 2022.

Last month, the firm announced a number of recently completed office, retail and industrial sales throughout Broward County. Those deals followed a busy end of 2021 highlighted by Sturgis representing entrepreneur and #1 Wall Street Journal bestselling author Patrick Bet-David on his purchase of commercial buildings in Oakland Park and Fort Lauderdale for a combined $8.6 million. Bet-David’s media company, Valuetainment, is expected to base its new headquarters in Oakland Park.

Native recently relocated its corporate headquarters to a new Fort Lauderdale office that is double the size of its previous headquarters. The 4,000-square-foot office is located at 1926 E. Sunrise Blvd. in the city’s Victoria Park neighborhood.

Jaime Sturgis-led firm completes fourth office expansion in four years; bolsters team with three new real estate agents

FORT LAUDERDALE, FL – Dec. 2, 2021 – Native Realty, the Jaime Sturgis-led real estate firm that is disrupting the industry and placemaking South Florida’s hottest neighborhoods, relocated its corporate headquarters to a new Fort Lauderdale office that is double the size of its previous headquarters. The 4,000-square-foot office is located at 1926 E. Sunrise Blvd. in the city’s Victoria Park neighborhood.

This is Native’s fourth office expansion in four years due to the firm’s aggressive growth. Sturgis launched Native in early 2017 and quickly assembled a team of top-producing brokers and associates. He has since developed a Property Management division to make Native a full-service, vertically integrated firm.

The new office’s exterior is adorned with a colorful mural of South Florida’s flora and fauna. Inside, a bright neon sign glows Native’s mantra “LOI or Die” on the wall of the office’s expansive kitchen and dining table. Interior features include multiple conference rooms and lounge areas, ping pong and billiards tables, putting green, individual workstations and open workspaces to encourage collaboration.

“Our new headquarters gives us a strong presence on a prominent Fort Lauderdale corridor,” Sturgis said. “It provides us with room to continue growing our team of talented and passionate agents moving forward. We are excited about this new chapter for Native.”

Native also added three new real estate agents to its growing roster: Will Grace, Donnie Jenkins and Stacy Karst.

A Chicago transplant, Grace focuses on working with owners and operators throughout the investment life cycle, from acquisition to disposition.

Jenkins comes to Native with vast hospitality experience and is leveraging that background for clients in Fort Lauderdale and throughout South Florida. He also has experience with retail and office space.

Karst is a native Floridian who has nearly two decades of real estate experience, including successfully starting up a real estate brokerage and working in property management.

Jaime Sturgis-led firm creates Native Management with a technology focus and ability to serve a wide range of property owners, from local investors to institutional firms

FORT LAUDERDALE, FL – May 13, 2020 – Native Realty, the pioneering Fort Lauderdale-based commercial real estate firm led by Jaime Sturgis, has successfully launched Native Management. The new property management company enables Native Realty to operate as a full-service, vertically integrated company and assist clients in all facets of real estate investment and ownership.

Sturgis partnered with industry veteran Carlos Saez to join Native Management as COO. Saez brings substantial property management experience and entrepreneurial spirit to the company. Before joining Native Management, Saez served as COO at PropertyForce.

The flexibility, white glove experience and cutting-edge technology Native Management offers to property owners differentiates the new company from its competitors. It is equipped to serve owners of all sizes, from mom-and-pop investors with individual properties to institutional firms with portfolios of up to 1 million square feet.

With a 97% collection rate from tenants to date, Native Management’s collections are far exceeding that of competitors. For instance, retail real estate investment trusts (REITS) responding to a Nareit survey of its members reported experiencing a drop in April collections to 46% of their typical monthly rent.

Native Management utilizes proprietary technology to provide a one-stop digital platform accessible to owners and tenants 24 hours a day. Its centralized platform includes all property details, income statements, balance sheets and cash flow statements available at the click of a button. The technology dramatically streamlines rent collections, maintenance coordination, property accounting, vendor management and much more.

“The creation and launch of Native Management is a pivotal milestone in the evolution of Native Realty,” Sturgis said. “Many of our competitors have an old-school philosophy about management and stringent minimum requirements for property size. Our technology, flexibility, proactive approach and expertise in managing client expectations position us to quickly gain significant market share.”

Since the onset of the COVID-19 crisis, Native Management has worked closely with its existing clients. The company is educating clients and providing resources to seek various forms of assistance, including SBA loans, PPP financing and other forms of emergency disaster relief.

“The younger generation is so tech-focused, and convenience is king,” Saez said. “Our platform not only helps clients with collections, it makes the user experience for tenants much easier. During these challenging times, we are already helping property owners minimize losses and ultimately thrive when the world emerges from the crisis.”
