Jim Chapman Construction Group (JCCG), a build-to-rent (BTR) general contractor, announces that land development is underway at The Cottages at Loxley, a new 250-home rental community located on Highway 59 in Loxley, Alabama. The firm broke ground on the project in January 2026, and site work is underway, with vertical construction scheduled to begin later this year.
“Breaking ground on our fifth community with this publicly traded REIT is a meaningful milestone for our team and a testament to the trust built through consistent performance,” said Jim Chapman, CEO of JCCG. “Our focus in build-to-rent has always been on delivering reliable schedules, transparent reporting and homes designed specifically for long-term rental success.”
Situated on approximately 51 acres, The Cottages at Loxley will deliver thoughtfully designed single-family rental homes ranging from 1,000 to 1,439 square feet. Homes will feature primary bedrooms on the main level, open-concept layouts and attached private one- or two-car garages, supporting demand for one-level living with modern convenience. Interior finishes will include luxury vinyl plank flooring in the main living areas, granite countertops, stainless steel appliances, and in-unit washers and dryers.
“As the build-to-rent sector continues to grow, consistent execution remains critical,” said Christopher Mancuso, president of Jim Chapman Construction Group. “Our team is focused on advancing The Cottages at Loxley with quality and accountability at every stage of construction. We’re proud to continue growing alongside institutional partners who prioritize quality, durability and resident experience.”
Planned community amenities include a clubhouse, swimming pool and fitness center designed to support daily convenience and resident engagement. Sidewalks and streetlights will enhance walkability and security throughout the gated neighborhood, while onsite property management and 24-hour emergency maintenance will provide consistent service for residents.
The community is designated for Loxley Elementary School, Central Baldwin Middle School and Robertsdale High School, serving families within the Baldwin County Public Schools system.
Located in Loxley, Alabama, a fast-growing area, the community benefits from a highly strategic location in Baldwin County, one of the region’s most dynamic growth corridors. Positioned about 20 minutes east of Mobile and roughly 30 minutes north of the beaches of Gulf Shores, Loxley offers residents convenient access to major employment centers, coastal amenities and expanding infrastructure. The site sits directly across from a major investment in a new career and technical education high school, further strengthening the area’s long-term economic outlook. With strong population growth, new commercial development and continued public and private investment, Loxley is widely viewed as a community on the verge of significant expansion.
JCCG serves as the general contractor for The Cottages at Loxley, overseeing construction and applying institutional-grade reporting, quality control and scheduling practices throughout each phase of the project. The development reflects the firm’s continued focus on delivering build-to-rent communities across high-growth Southeastern markets.
