Katy, TX – Concord Summit Capital, LLC ("Concord Summit" or “CSC”) has arranged $25.25 million in senior construction financing for Colonial Village, a new build-to-rent (BTR) community being developed in the Houston, Texas suburb of Katy.  The funding represents an 88% loan-to-cost (LTC) execution, allowing the sponsor to retain full ownership without the need for co-GP or LP capital.

In addition to securing the financing, CSC facilitated a strategic partnership between the sponsor and an experienced BTR operating partner to support a streamlined development process.

Concord Summit Capital’s Managing Director, Daniel Eidson, and Senior Analyst, Ben Applebaum, sourced the financing on behalf of the developer, Luminous Homes.

Situated on a 7.9-acre site, Colonial Village will feature 88 two-bedroom and 15 three-bedroom duplex units designed to offer middle-income renters spacious, high-quality homes within a vibrant community.

Luminous Homes is a residential real estate firm with over 30 years of experience in high-end custom homebuilding. Led by founding partner Ann Tran, Luminous Homes is known for delivering thoughtfully designed, move-in-ready residences that reflect superior craftsmanship and modern functionality.

“We specialize in identifying the underlying value of strong projects and connecting them with forward-thinking capital partners,” said Eidson. “This transaction highlights our ability to deliver high-leverage financing while aligning our clients with partners who understand their vision. It’s been a privilege to support such an honest and capable development team.”
