Los Angeles, Calif.  PCCP has provided a $76 million senior loan to Denholtz for the cash-in refinance of Overall Creek, a 384-unit garden-style multifamily community located at 5150 Jack Byrnes Drive in Murfreesboro, TN. Built in 2020, the 94% occupied asset is located in one of the fastest-growing submarkets of the Nashville MSA.

“We believe Overall Creek is a high-quality, well-located multifamily asset in a Nashville submarket that has shown strong demand and sustained growth,” said Lia Barsanti, Senior Vice President at PCCP. “We are excited to partner with Denholtz on this financing and support the property’s continued growth.”

Warren Loy, Senior Vice President, Head of Asset Management at Denholtz, added, “At 94% occupied, we believe this financing provides us the flexibility to further drive Overall Creek’s long-term business plan while pursuing additional value creation. We look forward to leveraging this capital to unlock the asset’s full potential.”

Overall Creek is a three-story, walk-up, garden-style community consisting of one-, two-, and three-bedroom units with finishes including granite countertops, stainless steel appliances, and in-unit washer/dryers. The property also features a variety of amenities including a resort-style pool, fitness center, clubhouse, dog park, and playground.

The property’s location along Veterans Parkway provides convenient access to Murfreesboro’s primary employment centers and connectivity to downtown Nashville. Murfreesboro continues to benefit from strong growth fundamentals, with the population within a five-mile radius of the property projected to increase by 15% through 2029. Additionally, the property is zoned for top-rated schools within Rutherford County and is situated within an area characterized by consistent single-family demand.
