PCCP and Canvas Residential Partners have formed a joint venture for the development of Skymor Research Park, a 70-unit, three-story, build-for-rent, attached townhome community located at 11108 Mallard Creek Road in Charlotte, NC. The nine-acre site is within the affluent University Research Park submarket and has now commenced construction with first units anticipated to deliver in Q3 2026.

Skymor Research Park’s unit mix will include 44 four-bedroom units averaging 1,893 square feet (sf) and 26 three-bedroom units averaging 1,768 sf, with all homes featuring a two-car garage and a private balcony. The property will feature top-of-market interior finishes including quartz countertops, stainless steel appliances, LVP flooring throughout, dual vanities, and walk-in showers. On-site features will include a large central green space, sidewalks throughout, and pocket parks. 

Skymor Research Park is located approximately 15 miles north of Uptown Charlotte and less than two miles from both I-485 (Charlotte’s outer ring road) and I-85, providing direct access to the MSA’s largest employment nodes, including University City Research Park, which is located less than two miles away. Residents will benefit from proximity to a wide range of walkable retail and daily-needs amenities, including a Harris Teeter, Walgreens, CVS, Trader Joe’s, and OrangeTheory Fitness, as well as multiple green spaces and parks (such as Mallard Creek Park and the Clarks Creek Greenway), all within a one-mile radius.
