ANF Named Construction Manager for the Second Phase of Parks at Delray Project in Delray Beach, Florida

08 January 2026

ANF, a leading full-service construction and development firm, is proud to announce it has been named the construction manager for The Skye apartments, which is the second phase of the Parks at Delray development. The project spans 43 acres and brings a vibrant mix of residential, retail, and office space to the growing Congress Avenue corridor. With construction now underway, Skye is slated for completion in 2027.

Located at 2350 S. Congress Ave, near the intersection of Old Germantown Road, Skye will offer studios, one-, two-, and three-bedroom apartments ranging from 560 to 1,410 square feet. In addition, there will be townhouses ranging from 1,670 to 1,770 square feet.  Featured amenities will include a pool with cabanas and a bar, parks with jogging trails, barbecue stations, a playground, coworking spaces, a dog park, a fitness center with a yoga room, a lounge, and a club room with a demonstration kitchen.

“We are excited to be continuing our partnership with 13th Floor Investments and Key International in bringing a thoughtfully planned residential community that supports the strong and increasing need for high-quality apartments in this vibrant city,” said Al Fernandez, CEO of ANF.

Earlier this year, ANF completed Phase One of Parks at Delray, consisting of 420 luxury rental units with a mix of one-, two-, and three-bedroom apartments (ranging from 580 to 1,400 square feet) and three-bedroom townhomes (ranging from 1,670 to 1,770 square feet). Residents enjoy resort-style amenities including a clubhouse, fitness center, pool, social lounge, and expansive green spaces.

The community is being developed by 13th Floor Investments and Key International, in partnership with CDS International Holdings and Wexford Capital. MSA Architects served as the project architect, and ANF was the general contractor for the residential portion.

When fully built, Parks at Delray will feature 747 multifamily units, with roughly 10% designated as workforce housing to support local affordability goals.
