Skyline Apartments, a new 250-unit affordable housing community on the Atlanta Beltline developed by Exact Capital, opened today.
“Skyline Apartments is a transformative development that delivers long term community growth and stability for residents of one of Atlanta’s most dynamics neighborhoods,” said Craig Livingston, Managing Partner of Exact Capital.
The project, a joint venture between Exact Capital and Aleem Construction, broke ground in 2022 when Mayor Andre Dickens turned the first shovel of soil.
Supported by Invest Atlanta, Goldman Sachs, Stonehenge, LISC, and Walker & Dunlop, “Skyline Apartments reflects a shared commitment to creating attainable housing for Atlantans at a time when affordability matters most,” said Mr. Livingston, adding “Skyline was a labor of love. It represents our commitment to building communities that provide housing security and uplift families.”

The Urban Investment Group (UIG) at Goldman Sachs Alternatives provided financing for the project, consisting of a construction loan and federal low-income housing tax credit equity.
Skyline Apartments represents a nearly $94 million investment in affordable housing in Atlanta. All units are affordable to residents with incomes at or below 60% of the Area Medium Income.
Skyline features spacious studio, one bedroom, and two-bedroom apartments with generous amenities including a state-of-the-art health care center, modern fitness facility, community
room, meeting spaces, dog wash station, secure gated entry and covered parking, Skyline blends comfort, security, and accessibility, all within steps of the BeltLine corridor.
Skyline Apartments is located at 1090 Hank Aaron Drive SE.
