ANF Group Breaks Ground on new Cutler Bay Affordable Senior Community

MIAMI – ANF Group, Inc., a full-service construction firm providing construction management, general contracting, development, and design-build services, breaks ground on Sol Vista, a 227-unit affordable senior community co-developed by MRK Partners and Cypress Equity Investments in Miami-Dade County, Florida.  ANF Group has been named general contractor.

MRK Partners and Cypress Equity Investments are partnering with the Housing Finance Authority of Miami-Dade County, the Florida Housing Finance Corporation, R4 Capital, LLC, and R4 Capital Funding to produce new affordable housing in Miami-Dade County. The project directly addresses the County’s housing shortage with the creation of these affordable units for low-income seniors, giving more residents the ability to age in place with rents they can afford. Sol Vista’s affordability will be preserved for 30 + years, thanks to a new regulatory agreement on the property.

 

Located at 11251 Caribbean Blvd. in Cutler Bay, Sol Vista will feature 227 one-bedroom apartment homes and consist of one 3-story parking garage and one 8-story residential building. Unit amenities will include a wide variety of energy-efficient devices and appliances, optional in-unit laundry, central air conditioning, and balconies for select units. The building amenities will include on-site management, a fitness center, a community room, an outdoor patio on the fifth floor, surveillance cameras, secured building access, and common-area Wi-Fi. The community space will act as a place for gathering and socialization for the senior population. From community meals to card games, the residents will benefit from an active aging lifestyle and community. Additionally, the garage will include EV chargers for electric vehicles as they continue to grow in popularity in the future.

 

All apartments will be reserved for those aged 62 and older and those earning no more than 60% of the Area Median Income (AMI) or approximately $40,980 for one-person households or $46,800 for two-person households. The project is scheduled for completion in mid-2024.
