Planta Baja Market Group’s elevated new concept to anchor mixed-use workforce housing development in Fort Lauderdale
FORT LAUDERDALE, FL – May 7, 2026 – Native Realty (Native), the Fort Lauderdale-based commercial real estate firm led by Jaime Sturgis, successfully leased the entire ground-floor retail space at Affiliated Development’s The Era under construction in Fort Lauderdale. SPOT Market, a new concept from Planta Baja Market Group, leased 4,000 square feet at the 2125 S. Andrews Ave. project.
SPOT’s lease encompasses 3,474 square feet of interior space and 526 square feet of outdoor patio.
Native Associate Sarah Adler represented Affiliated Development in the transaction.
The Era’s completion is anticipated in the first quarter of 2027. The development features approximately 400 residential apartments, more than 200 of which are designated as workforce housing, and is located near Broward Health and the new Federal Courthouse.
SPOT Market is expected to open to the public later in 2027, following the building’s delivery.
Known for its existing locations in Miami, SPOT Market’s store at The Era will introduce a more elevated retail experience, complete with a café component, to the Fort Lauderdale market. The concept is a natural fit for the mixed-use development, which is designed to serve a broad cross-section of the surrounding community.
“SPOT Market is exactly the kind of tenant that makes a mixed-use development come alive,” Adler said. “It brings The Era a concept that residents, neighbors and visitors will immediately connect with. Affiliated Development is creating something special at The Era, and having SPOT Market anchor the ground floor sets the tone for the entire project.”
The transaction continues Native’s established and ongoing partnership with Fort Lauderdale-based Affiliated.
“Affiliated Development continues to raise the bar for what great urban development looks like, and The Era is proof of that,” Native CEO Jaime Sturgis said. “Affiliated’s commitment to attainable, thoughtfully crafted communities is unmatched, and it is what makes every project they touch something truly special. With SPOT Market, Sarah delivered an exceptional result, and it reflects the confidence and strong partnership Affiliated has built with our team over the years.”
Ashley Gonzalez of Miami's Hottest Properties represented the tenant in the transaction.
The latest transaction builds on a banner year for Native. In 2025, the firm generated approximately $350 million in transaction volume and surpassed $1 billion in overall closed volume since its inception. Based on its current pipeline and market activity, Native is projected to reach $1 billion in annual transaction volume within the next two years.
Native operates from a Fort Lauderdale office that is double the size of its previous headquarters. The 4,000-square-foot office is located at 1926 E. Sunrise Blvd. in the city’s Victoria Park neighborhood.

FORT LAUDERDALE, FL – Dec. 16, 2024 – Native Realty, the pioneering Fort Lauderdale-based real estate firm led by Jaime Sturgis, advanced its personnel growth objectives with two new additions. Earlier this year, Native acquired full-service Fort Lauderdale brokerage No Limit Real Estate, the Kyle Sorel and Jordan Cohen-led firm with 18 agents. That followed the arrival of Native Residential Sales Director Whitney Dutton and his team from Re/Max, which facilitated the launch of Native’s residential real estate division.

Buyers of Fort Lauderdale property plan to develop boutique apartment building
FORT LAUDERDALE, FL – June 26, 2024 – Native Realty, the pioneering Fort Lauderdale-based real estate firm led by Jaime Sturgis, completed another creative transaction in the city’s Flagler Village neighborhood. Sturgis and Native Associate Sara Dorfman closed the property sale on behalf of the seller after just 21 days on the market.
At $754 per building square foot and $126 per land square foot, the sale was a tremendous outcome for Native’s client. The total sale price for the 500 NE First Ave. property was $800,000.
One of Fort Lauderdale’s original homes, built in 1935, is currently located on the property. The buyers plan to develop a boutique apartment building on a portion of the site. “Closing a deal like this in just three weeks requires extraordinary local market knowledge and relationships,” Sturgis said. “The price per square foot is about as high as you will see in Flagler Village. We successfully communicated the unique appeal, character and development potential of the property to achieve this pricing.”

FORT LAUDERDALE, FL – March 8, 2023 – Native Realty promoted two integral team members, Kaley Tuning and Dan Ross, to executive leadership roles at the Jaime Sturgis-led real estate firm. Tuning is the firm’s new Chief Operating Officer, and Ross is Native’s new Executive Vice President.
Tuning and Ross have earned multiple promotions in their eight combined years with Native, demonstrating excellence in creative dealmaking, client relations and team leadership. In their new roles, both will work closely with CEO Jaime Sturgis and Native Chief of Staff Lauren Sturgis to ensure the firm continues its impressive growth and transaction output.
“Kaley and Dan are deeply valued colleagues, partners and friends,” Jaime Sturgis said. “They have grown tremendously since joining Native and set a shining example for our entire team. We look forward to supporting them in their new roles.”
Tuning first joined Native as a Sales Associate in fall 2019, earning a promotion to Sales Director in early 2021. She has more than 15 years of industry experience, including nearly a decade at Fort Lauderdale-based Stellar Homes Group.

Firm’s Jaime Sturgis and Dan Ross completes second piece of $19 million transaction to enable Class A high-rise project to move forward
FORT LAUDERDALE, FL – Native Realty continues to close impactful investment sales transactions in one of the most challenging dealmaking environments in recent memory. For instance, Native CEO Jaime Sturgis and Executive Vice President Dan Ross just completed the $19 million sale of an assemblage in Fort Lauderdale’s vibrant Flagler Village neighborhood.
Sturgis and Ross closed the complex transaction in two separate deals, with the second closing occurring on Feb. 9. In the latest transaction, 29,000 square feet of land at 203-215 NE Third St. was sold for $9.25 million. That followed the $9.75 million sale of another 29,000 square feet of land at 200-210 NE Third St. in November 2021.
The buyer of the assemblage plans to develop a large-scale, Class A multifamily project on the site.
Land is at a premium in Flagler Village, one of South Florida’s most popular urban neighborhoods. However, Native is leveraging its intimate knowledge of the area and strong relationships to creatively broker deals involving Flagler Village’s last remaining undeveloped sites.
In October 2022, Sturgis and Ross brokered the $9.42 million off-market sale of a 1.3-acre multifamily development site at Flagler Village’s entrance. Advantis Development plans to develop a 173-unit aesthetically unique apartment building on that site.
The previous month, Native represented both sides of developer Dev Motwani’s $6.4 million purchase of a portion of a multifamily development site in the neighborhood. Motwani’s Merrimac Ventures plans to develop the 30-story ArtsPark Lofts there.
“Demand for new apartments in Flagler Village is at an all-time high, as people are clamoring to live in the neighborhood,” Sturgis said. “We are proud of Native’s role in addressing that demand by identifying the last remaining undeveloped sites and securing the right buyers. We refuse to let broader market conditions deter us from helping South Florida neighborhoods reach their full potential.”
Native now operates from a new Fort Lauderdale office that is double the size of its previous headquarters. The 4,000-square-foot office is located at 1926 E. Sunrise Blvd. in the city’s Victoria Park neighborhood.
